NOW,,TSSREFORE, BE IT E3REBY RESOLVED BY THE CITY COUNCIL
OF THE CITY OF PLYNWUTH, MD NESOTA, that it should and hereby does
approve the rquest by Opus Corporation for the approval of a variance fiom the Pira
Extinguishing System requirement of the City Code for a new industrial building,
subject to the following conditions:
1. Fire Department access doors be installed every 100 lineal feet along the
exterior walla of the manufacturing/warehouse portion of the building.
2. No vehicles or train engines are to be parked within the building.
3. InstaMon of an approved automatic spridder system will be required
throughout the building upon any future change in use or occupancy.
4. An approved automatic sprinkler system shall be installed in the truck drive
through (loading area) portion of the warehouse.

INC. FOR PROPERTY LOCATED AT 2310 AND 2410 FERNBROOR LANE
NORTH (94066)
vAMMU S, MetroWdp, Inc. has requested a Site Plan Amendment ad Variance for
the addition of pari ft spaces for property located at 2340 and 3440 Ferabsook Lane
North.
The property is more specifically described as:
The north half of the Southwest Quarter of the Northwest Quarter of the
Northwest Quarter of Section 27, Township 118, Range 22 wea of the sth
Principle Meridian, Hennepin County, Minnesota.
NOW, SORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF PLYMOUTH, MITINESOTA, that it should and hereby does approve
the following to be met:
1. Compliance with the City Engineer's Memorandum.
2. Submission of required financial guarantee and Site Perfomanoe Agreement for
completion of site improvements within 12 months of the date of this rosoludon.
3. Any signage shall be in compliance with the Zoning Ordinance.
4. Any subsequent phases or expansions are subject to raquired reviews and
approvals per Ordinance provisions.
S. Compliance with the Ordinance regarding the location of fire hydrants and fire
lana.
6. A Variance is granted for a 23 -foot parking setback to Fembrook Lane and a :-
foot parking setback along the now side of the 2440 building based on the
Raft that the Variance request meets the Zoning Ordinance Variance
Standards.
7. The Site Plan Amendment is for the addition of 66 stalls to the two properties.
