APPROVING PREUMINARY PUT FOR DAIRMOM, PETERSON, EID13N
PARTNERSHIP FOR PROPERTY LOCATED NORTH OF COUNTY ROAD 9
EAST OF FERNBROO[ LANE (94049)
WEaWJ AB, Dahlstromom, Peterson, Eiden Partnership has requested a Preliminary Plat
for Courtyards of Plymouth Oab, a Phu far nine lob and one Outiot on 3.57 acres
located north of County Road 9 east of Ferobrook Lane; and
WHBREAS, the Planning Commissm has reviewed :aid request at a duly called
Public hearing and recommends approval;
NUR/, THEREPORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF PLYMOUTH, IOTA, that it should and hereby does approve
the request of Dahbtrom, Peterson, Biden Patnerft for a Preliminary Plat fbr
Courtyards of Plymouth Oab, a plat for nine lob and one Outlet on 3.57 acres located
north of County Road 9 east of Fernbrook Luce, subject to the following conditions:
1. Compliance with the City Boghmm's Memorandum.
2. Removal of all hazardous turns from the property at the owner's expense.
3. No building permits shall be issue4 until a contract has been awarded for sewer
and water.
4. Payment of park dedication fees -in -lieu of dedication in accordance with the
Dedication Policy in effect at the time of filing the Final Phu.
5. Street names shall comply with the City Street Naming System.
6. Compliance of Policy Resolution 79-80 regarding minimum floor eloNations for
rftw structures on sites adjacent to, or containing any open storm water drsivage
faculty.
7. No building permits shall be issued until the Final Plat is filed and recorded
with Hennepin County.
8. Incorporation of tree protection provisions in the Final Plat and Development
Contract approval.
