HomeMy WebLinkAboutCity Council Resolution 1994-414CITY OF PLYMOUTH RKSOLUTION 94 - 414 MPUD FINAL PLAT FOR LAUIKA-WU11AM3 PARXERS LAKE NORTH 117H ADDITION FOR PROPiRtTY LOCATED AT Si ENANDOAH LANB AND 25TH AVMRM NORTH (94042) (MPUD 83-1) W MtBAS. tiro City Council has mwied the Final Plat and Development Contract for L *kR-VMbm Padwn Labe for Part= Laine Noah 11th Addition bated at Shenandoah Lane and 2Sth Avenue North; NOW, TBEREFORE, BE 1T HBRBBY RBSOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNHSOTA, that it should and hereby does approve the folbwing to be met, prior to recording of, and related to said plat: 1. Compliance with the City Engineer's Memorandum. 2. No building permits shall be Lwxd until a contract has been awarded for the construction of municipal sewer and water. 3. Removal of W haurdous trees from the property at the owner's expense. 4. Compliance of Policy Resolution 79-80 regarding minimum floor elevations for new stnroom in subdivisions adjacent tc, or containing any open storm water drainage facility. S. Submittal of required utility and drainage easements as approved by the City Bagineer prior to filing the Final Plat. 6. No building permits to be issued until the Final Plat is filed and recorded with Hennepin County. 7. Appropriate legal documents regarding Homeowner Association covenants and restrictions, as approved by the City Attorney, shall be filed with the Final Plat. 8. The Final Plat mylars shall contain a statement noting that the plat is part of the approved MRM 83-1, per Section 9 of the Zoning Ordinance. 9. Access shall be limited to internal public roads and prohibited from Vicksburg Lane North and Shenandoah Lane North. 10. The Development Contract, as approved by the City Council, &hall be Polly executed prior to release of the Final Plat. Resolution No. 94-414 Filo 940329 Page 2 11. The natural pass planting shall be subject to review and approval by the City Forester. 12. Submission of the required financial guarantee and Sine improvement Performance Agreement for the landscaping in the common outlot area. Completion of 2116 improvements drW be within 12 months of the date of this reaoludon. 13. All part dedication requirements have been utiafied with prior Development Contracts for the Parkers Labe North MPUD. 16. The Homeowners Association documents shall include reference to maintenance of any improved medians and islands within public rights-of-way. 17. Yard setbacks for Parkas Iik6 North 11th Addition shall be: a. 20 -foot front yard b. 15 -foot rear yard C. S -foot side yard 18. The minimum driveway length on any lot shall be 25 feet. 19. The privacy fence plan includes proviaians for eight -foot fences shown on Sheet 8 of 8 of the plana for Parkers Lira North Addition. 20. Signage shall be in compliance with the sign plan for Pukers Labe North 11th Addition. 21. Any subsequent phases or expansions are subject to roquired reviews and approvals per ordinance provisions. 22. Maximum individual lot coverage in Parkers Lice North 11th Addition shall be 49 percent. Adopted by the City Council on August 1, 1994.
