APPROVING MPUD FINAL STTB PLAN FOR WPM FINAL PLAT FOR OPUS
CORPORATION FOR PROPEWff LOCATW NORTH OF COUNTY ROAD 10 AND
EAST OF NATHAN LANE (94062)
W MELAS, OPUS Corporation has requested a WPM Final Site Plan for Flogerta t
Cmpwdion for property located at Lot 2, Block 1, Base Creek Business Park 3rd Additim
NOW, TI WORB, BE IT HMMY RESOLVED BY THE CITY COUNCIL OF THE
CITY OF PLYMOUTH9 MWNESOTA, that it should and hereby does approve the folk)wiog
to be met, prior to recording of, and related to said plat:
1. Compliance with the City Engineer's Memorandum.
2. Payment of park dedication fees -in -lieu of dedication in accordance with the Dedication
Policy in effect at tho time of building permit issuance.
3. CompWnce with Policy Resolution 79-80 regarding minimum floor elevations for new
structures on sites adjacent to, or containing any open storm water drainage facility.
4. Submission of required financial guarantee and Site Performance Agreement for
completion of site improvements within 12 months of the date of this Resolution.
S. Any s*&,v shall be in compliance with the MKJD for the Bass Creek Business Park.
6. Any subsequent phases or expansions are subject to required reviews and approvals per
Ordinance provisions.
7. Compliance with the Ordinance regarding the location of fire hydrants and fire lanes.
8. Submission of fire flow data and building construction type.
n. Identification of the size of the domestic water service.
10. All waste and waste containers shall be stored within the enclosure structure, and no
outside storage is permitted.
11. An 8 1/2 x 11 inch "As Built" Fire Protection Plan shall be submitted prior to the
release or reduction of any site improvement bonds per City Policy.
12. The MPUD Final Site Plan is for construction of a 186,000 square foot building.
13. A Variance is granted to eliminate the Fire Lane on the east and north sides of the.
building.
