FOR SAVANNAH FOR PROPERTY LOCATED AT THE SOUTHEAST CORNER OF S(HMWI' LAKE ROAD AND FERNBROO[ LANE (93112) WHEREAS, the City Council has approved the Final Plat and Development Comm for Ludjren Bron. for Savannah located at the south ast corner of Schmidt Labe Road and Fernbrook Laos. NOW, 'INE REFORE, BE IT iiEUMY RESOLVED BY THE CTIY COUNCQ. OF THE CITY OF PLYMOUTH, MDWESOTA, that it should and hereby does approve the following to be met, prior to recording of, and related to said plat 1. Compliance with the City Engineer's Memorandum. 2. Payment of quit dedication fees -in -lieu of dedication with appropriate credits in an amount determined according to the Dedication Policy in effect at the time of the Final Plat. 3. The developer shall grade the trail, provide suitable ground cover and provide signage to Wdkue that a City trail will be installed in Outlot B. 4. No building permits shall be issuod until a contract bas been awarded for the construction of municipal sewer and water. S. Removal of all hazardous trees from the property at the owner'a expense. 6. Removal of existing structures at the developer's expense. 7. Compliance of Policy Resolution 79-80 regarding minimum floor elevations for new structures in subdivisions adjacent to, or containing any open storm water drainage facility. 8. A Variance is granted for a minimum lot width of 20 feet for Lots 10 and 11, Block 3, based on the unique conditions of this site. 9. Submittal of required utility and drainage easements as approved by the City Engineer prior to filing the Final Plat. 10.
