166,000 square foot bu bbg on Lot 2, Block 1 in the 9th Addition of Northwest
Business Campus located at the northeast corner of Northwest Boulevard and Campus
Drive: and.

THE CITY OF PLYMOUTH, WM NNBSOTA, that it should and hereby does approve
the request by Told Development Company for a MPUD Final Site Plan for a 166,000
gore foot building on Lot 2, Block 1 in the 9th Addition of Northwest Business
Campus coated at the northeast corner of Northwest Boulevard and Campo Drive,
su*a to the following conditions:
I. Compliance with the City Bogineer's Memorandum.
3. Payment of park dedication fees -in -lieu of dedication in accordance with the
Dedication Policy in effect at the time of building perndt issuance.
3. Compliance with Policy Resolution 79-80 regarding minimum floor elevations
for new structures on sites adjacent to, or containing any open storm water
drainage hdlity.
4. Submission of required financial guarantee and Site Performance Agreement
for coml"M of site improvements.
3. Any signage shall be in compliance with the approved Site Plan.
6. Any subsequent phases or expansions aro subject to required reviews and
spprovahl per Ordinance provisions.
7. Compliance with the Ordinance regarding the location of fire hydrants and fire
lanes.
8. All waste and waste cootainen shall be stored within the enclosure structure,
and no outside storage is permitted.
9. An 8 112 x 11 inch "As Built" Fire Protection Plan shall be submitted prior to
the release or reduction of any site improvement bonds per City Policy.
