APPROVMG PRE MINARY PLAT FOR MARVIN H. ANDERSON
CONSTRUCTION COMPANY FOR PROPERTY LOCATED WEST OF
FBRNBROOK LANE AT SCHMIDT LANE ROAD (94018)
WHEREAS, Marvin H. Aoderm Constriction Company hu eequeded a Preliminary
Plat for Fembrook Woods 2nd Addition, a plat for 48 lob on 47.91 acre located was
of parnix ole Laos at Schmidt Labe Rad; and
WHEREAS, the Planning Commission bas reviewed said r eAd at a duly called
Public Hearing and recommend& approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE, CITY COUNCQ. OF
THE CITY OF PLYMOUTH, MINNESOTA, that it dmid and Mrsby doe approve
the request of Marvin H. Anderson Conetmcdon Company for a Preliminary Plat for
48 lots located wet of Perubrook Lans at Schmidt Lice Road subject to the following
conditions:
1. Compliance with tM City Engineer's Memorandum with the requirement that
this project be in compliance with the City's Storm Drainage Plan.
2. Removal of all hazardous tree from the property at the owner's expense.
3. No building permits shall be blued until a contract hu been awarded for sewer
and water.
4. Payment of park dedication fba :n -lieu of dedication in accordance with the
Dedication Policy in 6%a at the time of tong the And Plat in combination
with land dedication for Outkxs C, D, B, F and G.
S. The developer is responsible for grading all trail outlots and providing oulcaUle
grated cover.
6. Street names stall comply with the City Street Naming System.
7. Compliance of Polky Resolution 79-80 regarding minimum floor elevatiome for
new structures on sites adjacent to, or containing any open stones water drainage
facility.
8. No building peffna, shall he issued until the Final Piat is filed and recorded
with Hennepin Coaty.

9. Jnooepomtion of tree protection provisions in the Find Flat and Development
Cootsat Approval.
10. No yard setback varboces aro granted or implied.
11. Pfrivain driveway access shall be limited to Womal public roads and shall be
prohibited from Funbrook Loa and Schmidt Lake Road.
12. 'namkiooal screening and beembg shall be provided along Schmidt Lith Road.
