WHEREAS, Daniel Development has requessed a Mixed Planned Unit Development Plan Concept Phar for the development of approximately 93.7 acres located at the south side of County Road 10 and 'Denton Los; and, WLAS, the Planning Commission has reviewed the request at a duly called Public Informadooal Fearing and has reammended approval; NOW, THEREPORB, BE IT HBREBY RESOLVED BY TUB CITY COUNOL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the Amended Mixed Use Planned Unit Development Plan for the development of approximately 93.7 acres located at the south side of County Rad 10 and Trenton Lane subject to the following conditions: 1. Compliance with the City Engineer's Me mitrrctum. 2. Staging of the development shall be in accordance with udlity availability as approved by the City Engineer. 3. All public street right-of-way shall be dedicated. 4. The maximum number of dwelling units approved is 184. S. The Concept Phan provides for a density of 2.54 units per acre, with no bonus points. 6. This Concept Phan includes the redesign of Block 2 based on the developer - proposed redesign (Attachment 14 of the Aprfl 26, 1994 gaff report). 7. Trenton Lane shall be deleted between 56th and 57th Avenue North and the curve around to 56th Avenue North shall be redesigned for maximum safety and fimctionab*Nty to avoid vehicles leaving the roadway and going into yards.
