M: m: . • . • :i•We kelff.N:, 07A a.A. • :.� CORNER OF DUNKIRK LANE NORTH AND ROCKFORD ROAD (COUNTY ROAD 9) (93141) WIMREAS, Plymouth Presbyterian Chucch has requested a Site Plan and CoodWooal Use Permit for a church to be located at the northwest Domer of Dunkirk Lane North and Rockford Road (County Road 9). The property is more specifically described as: The weal half of the Southwest Quarter of the Southeast Quarter, except the north 208.7 feet of the east 208.7 feet thereof, and except the mouth 413.6 feet thereof, Section 17, Towrship 118, Range 22, Hennepin County, Minntmota. WHEREAS, the Planning Commission has reviewed said Bequest at a duly called Public Hearing and recommends approval; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and bereby does approve the request of Plymouth Presbyterian Church for a Site Plan and Conditional Use Permit for a church to be located at the northwest corner of Dunkirk Lane North and Rockford Road (County Road 9), subject to the following condition: 1. Compliance with the City Engineer's Memorandum. 2. Payment of park dedication fees -in -lieu of dedication in accordance with the Dedication Policy in effect at the time of recording the Final Plat with credit for dedication of park trail outlots. 3. Compliance of Policy Resolution 79-80 regarding minimum floor elevations for new structures on sites adjacent to, •- containing any open storm water drainage facility. 4. Submission of required financial guarantee and Site Performance Agreement for completion of site improvements within 12 months of the date of this resolution. S. An 8 1/2 x 11 inch 'As Built' Fire Protection Plan shall be wbmitted prior to the release or reduction of any site improvement bonds per City Policy. 10. No building permit to be issued until the Final Fan is filed and recorded with Hennepin County. 11. A Conditional Use Permit is granted for the construction of a church with a maximum height of 70 fed. The request meets the standards for Conditional Use Permits. 12. Approval by the City Council of a Wetland Mitigation Phan. 13. Submittal of fire flow alcubdons. 14.
