RESOLUTION 94 -207
APPROVING MPUD FINAL SITE PLAN FOR STATE FARM AUTOMOBILE
INSURANCE COMPANY FOR PROPERTY LOCATED AT THE NORTHWEST
CORNER OF PLYMOUTH BOULEVARD AND 37M AVENUE NORTH (94017)
WHEREAS, State Farm Automobile Insurance Company hat requested a MPUD Final
Site Pian for property located at the northwest corner of Plymouth Boukvard and 37th
Avenue North; and,
NOW9 THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF PLYMOUTH, OTA, that it should and hereby does approve
the Final Site Plans subject to the following condidona:
1. Compliance with the City Engineer's Memorandum.
2. No building permits shall be issued until the Lot CoosnlidatimWivision has
been recorded with Hennepin County.
3. Removal of all hazardous trees from the rroperty at the owner's expense.
4. ComplLnoe of Poky Resolution 79-80 regarding minimum floor elevations for
new strvtxures in subdivisions adjacent to, or comaining any open atom water
drainage facility.
S. No yard setback variances are granted or implied.
6. Submittal of required utility and drainage easements as approved by the City
Bnginau prior to recording the Lot Division/Consolidation.
7. Submission of required financial guamnta and Site Improvement Performance
Agreement for completion of site improvements within 12 months of the date of
this resolution.
S. All signage shall be in compliance with the ordinance.
9. Any subsequent phases or expansion aro subject to required reviews and
approvals per ordinance provisions.
10. Compliance with the ordinance regarding the location of fin hydrants and fire
lanes.
