FINAL PLAT FOR CARLSON CENTER REAL ESTATE COMPANY FOR
PROPEM LOCATED AT THE SOUTHEAST CORNER, OF I494 AND
CARISON PARKWAY (94010)
WilMEAB, the City Council has approved the Final Pitt for Carron Rol Estate
Company located at the soutbeast corner o(1494 and Carbon Parkway;
NOW, THEREPOR8, BE IT HEMY RESOLVED BY THE CITY COUNCII. OF
TH33 CITY OF PLYMOUTH, WMESOTA, that it should and hereby does approve
the following to be met, prior to recording of, and related to said plat:
1. Compliance with the City Bughwer's Memorandum.
2. The ordinance rezoning the property shall be published upon evidence that the
Final Plat has been filed said recorded with Hennepin County.
3. Payment of park dedkWm tees -in -lieu of dedication in a000rdaooe with the
Dedication Policy in effect at the time of building permit issuance.
4. No building permits shall be issued until a contract has been awarded for the
c-- -- - ction of municipal sewer and water.
S. Removal of all hazardous trees fiom the property at the owner's expense.
6. Compliance of Policy Resolution 79-80 regarding minimum floor elevations for
new structures in subdivisions adjacent to, or containing any open storm water
drainage facility.
7. No yard setback variances are granted or implied.
S. Submittal of required utility and drainage easements as approved by the City
Engineer prior to fft the Final Plat.
9. No building permits to be issued until the Final Plat is MW and recorded with
Hennepin County.
