ABSOLUTION 94-201
APPROVING PRELDONARY PLAT FOR CARLSON REAL ESTATE COMPANY
FOR PROPERTY LOCATED AT THE SOZTIi MAST CORNER OF I494 AND
CARLSON PARKWAY (94010)
WHEREAS, Carlson Real Estate Compsiny has requested a Preliminary Plat for
Carlson Gaoler 12tH Addition, a plat for 3 lob on 26.22 acres located at the southeast
corner of I494 aid Carlson Parkway; and
WHEREAS, the Planning Commission has reviewed said request at a duly called
Public Haring and recommends approval;
NOW, TMUMORE, BE IT HEREBY RESOLVED BY TM C1TY COUNCIL OF
THB CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve
the request of Carlson Real Estate Company for a Preliminary Plat for Cartoon Canter
12th Addition, a plat for 3 h on 26.22 acres located at the southeast corner of I-494
and Carlson Parkway, subject to the following conditions:
Compliance with the City Engineer's Memorandum.
2. Removal of all bm dous trees fiom the property at the owner's expense.
3. No building permits shall be issued until a contract has bees awarded for surer
and water.
4. Payment of park dedication fees -in -lieu of dedication in accordance with the
Dedication Policy in affect t at the time of is ame of building permits.
S. Compliance of Policy Resolution 79-80 regarding minimum floor elevations for
new atrhrres on sites #Aacent to, or containing say open storm water drainage
facility.
6. No building permits shall be issued until the Final Piat is filed and reoorim d
with Hennepin County.
7. Incorporation of tree protection provisions in the Final Plat and Development
Contract approval.
