SBTIINO CONDITIONS TO BE MU PRIOR TO FILING OF THE RELATED
FINAL PLAT FOR CIffitRY HLLL BUILDERS FOR PROPERTY LOCATED ON
THE NORTH SIDE OF 10TH AVENUE NORTH, ONE BLACK BAST OF SOUTH
SHORE, DRIVE (S► M
WHEREAS, the City Council has approved the Final Plat for Cherry Hill Builders for
Trenton Ponds 2nd Addition located on the north side of 10th Avenue North, one block
east of South Sbore Drive;
NOW, WSREPORE, BE 1T HEREBY RESOLVED BY THE, CITY COUNCIL OF
THE CITY OF PLYMOUTHo MINNESOTA, that it should and hereby does approve
the fddlowing to be met, prior to recording of, and related to Bald pint:
1. Compliance with the City Engineer', Memorandum.
2. Payment of parte dedication fees -in -lieu of dedication in accordance with the
Dedication Po;iey in effect at the time of recording the Final Plat.
3. No building permits shall be issued until a contract has been awarded for the
construction of municipal sewer and water.
4. Removal of all hazardous trees from the property at the owner's expense.
S. Compliamoe of Policy Resolution 79-80 regarding minimum floor elevations for
new structures in subdivisions 4acent to, or containing any open slam water
drainage facility.
b. Submittal of required utility and drainage easements as approved by the City
Bngt w prior to filing the Final Plat.
7. No building permits to be issued until the Final Plat is filed and recorded with
Havispin County.
8. Appropriate legal documents regarding Homeowner Association covemants and
restrictions, as approved by the City Attorney, shall be filed with the Final Plat.
