WIBRBAS, the City Council has approved the Final Pitt for United Propetties
Corporation for Parham+ Lske Corporate Center Sth Addition located at the northwaat
corner of NiaRna Lane and 23rd Avows North;

the following to be met, prior to recording of. and related to said plat:
1. Compliance with the City Bagineer's Memorandum.
2. No building permits sball be issued % mil a contract hu been awarded for the
Construction of municipal sewer and wale►.
3. Removal of all huardous trees from the property at the owner's expense.
4. Compliance of Policy Resolution 79-80 reprding minimum fbor elevations for
new fines in subdivisions adjacent to, or containing any open sDorm water
drainage &dft.
S. No yard setback variances are granted or implied.
6. SubmhW of required utility and drainage easements as approved by the City
Engineer prior to Ming the Final Plat.
7. No building permits to be issued until the Final Plat is filed and recorded with
Hennepin County.
B. The Final Plat mylars shall contain a statement noting that the plat Is part of the
approved MPUD 83-1, per Section 9 of the Zoning Ordb mos.
