SE17ING CONDMONS TO BE MET PRIOR TO FMING OF THE RELATED
FINAL PLAT FOR 'QUAIL. HOLLOW" FOR PROPERTY LOCATED AT
SCH116W1r I.AICS ROAD AND TRENTON LANE NORTH (93134)
WHEREAS. the City Council bu approved the Final Plat and Development Contract
for "Quail Hollow" looted at Schmidt Labe Road and Trenton Lana North; and,
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF PLYMOUTH, hUNNESOTA, that it should and hereby does approve
the following to be met, prior to recording of, and related to said plot:
1. Compliance with the City Engineer's Memorandum.
2. Payment of park dedication fees -in -lieu of dedication in accordance with the
Dedication Policy in effect at the time of recording the Final Plat with Hennepin
County.
3. No building permits shall be issued until a contract has been awarded for the
construction of municipal sewer and water.
4. Removal of all dad or dying trey from the property at the owner's expense.
3. Compliance of Policy Resolution 79-80 regarding minimum floor elevations for
new structures in subdivisions &4*ent to, or containing any open storm water

6. Submittal of required udU:y and drainage euemetts as approved by the City
Bngineer prior to Aling the Final Plat.
7. No building permits to be iuued until the Final Plat is filed and recorded with
Hennepin County.
8. Access shall be limited to internal public rads and prohibited from Schmidt
Lake Road.
9. The Development Contract, as approved by the City Council, shall be Hilly
executed prior to release of the Final Plat.
10. All corner lots along Schmidt Lake Road shall have driveways located as tar
from Schmidt We Rad as practical.

11. Minimum yard setbacks for blocks 1 and 2 shall be 35 feet for front yards, SO

12. Removal of hardwood trees is peohiblted from lob 1 through 7, block 1 in
accordance with idem /12 of resolution 89-33.

construcdon to the nail located on the north side of Schmidt Lake Road.
14. Monuments shall be placed at each location where lot boundaries hveraec t
drainage easements for wetland areas. The restrictive covenants for the
subdivision :ball include a prohibition on all structures, including decks, from
wethwd drainage easments.
