APPROVING MPUD PRELUMARY PLAN AMENDd1U[d'r AND FINAL SITE
PLAN FOR OPUS CORPORATION LOCATED AT NATHAN LANE AND
TRENTON LANE (94011)
WKWUlAS, Opus Corporation has requested approval for a MPUD Preliminary Pin
Amendment and Final Site Plan for a new building located on Lot 2, Block 1, Bass
Creek Business part;
NOW, THEREFORE, BE 1T HBMY RESOLVED BY THE CITY COUNCIL OF
THE MY OF PLYMOUTH, M NNESOTA, that it should and hereby does approve
the request of Opus Corporation for as MPUD Preliminary Plan for a 99,500 square
foot building on Lot 2, Block 1, Bass Creek Business Parr located at T1e111on Lae
North and Nathan Lane North subject to the following conditions:
1. Compliance with the City Engineer's Memorandum.
2. Payment of park dedication fees -in -lieu of dedication in accordance with the
Dedication Policy In effect at the time of building permit isa mince.
3. CompUrnoe with Policy Resolution 79-80 regarding minimum floor elevations
for new structures on sites adjacent to, or containing any open storm water
drainage facility.

Submission of required financial guarantee and Site Performance Agreement for
completion of site improvements.
Any signage shall be In compliance with the Zoning Ordinance.
Any subsequent phases or expansions are subject to required reviews and
Approvals per Ordinance provisions.
Compliance with the Ordinance regarding the location of tiro hydrants and fire
lana.
All waste and waste coutainera shall be stored within the structum, and no
outside storage is permitted.
An 8 1/2 x 11 inch 'As Built" Fire Protection Plan shall be submitted prior to
the release or reduction of any site impnwomant bonds per City Policy.
10. Compliance of all standards of City Code, Ordinance and Policy Resolutions
and submission of W items required on an amended Site Plan prior to issuance
of a Building Permit.
11. The MPUD Preliminary Plan Amendment is approved for a 27 -foot parking
setback and a 321 -foot parking setback as shown on the approved plans.
