SBMNG CONDITIONS TO BE MW PRIOR TO FILING OF THE RELATED
MAL PLAT FOR LUNDUREN BROS. CONSTRUCTION COd[PANY, INC. FOR
4AUTUMIN HILLS 2ND ADDITION' FOR PROPHI TY LOCATED AT 48TH
AVENUE NORTH AT VIMBURG LANE 04005)
WTMRHAS, the City Council has approved the Find Plat and Development Coubw
for •Autumn Hills 2nd Addition' located at 48th Avenue North at Vicksburg Laos;
and,
NOW, THEREFORE, BE IT 1119MY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF PLYMOUTH, MINM0TA, tbot it abould and hereby dries approve
the following to be met, prior to recording of, and related to said plat:
1. Compliance with the City Engineer's Memorandum.
Payment of park indication fees -in -lou of dedication in accordance with the
Dedication Policy in ef"ect at the time of recording the fiat plat.
3. The developer shall repair any damage done to the City trail during construction
Of the subdivision.
4. No building permits shall be Lssued until s contract has been awarded for the
construction of municipal sewer and water.
5. Removal of all hazardous trees from the property at the owner'` esxpease.
6. Compliance of Policy Resolution 71-80 regarding minimum floor elevations for
new structures in subdivisions adjac. n to, nr conWft any open storm water
drainage facility.
7. No yard setback variances are gtanto or implied.
B. Submittal of required utility and drainage easements as approved by the City
Engineer prior to filing the Final Plat.
9. No building permits to be issued utl:ll the Final Plat is filed and recorded with
Hennepin County.
10. Private drive access shall be limited to interne public roads and prohibited from
Vicksburg Lace.
