SETIING CONDMoNS TO BE MET PRIOR TO FBIN3 OF THE RELATED
FINAL FLAT FOR A. I. POFELAARS FOR PONDEROSA WOODS 3RD
ADDITION FOR MOPERTY LOCATED AX 187H AVENUE NORTH AND
KIRKWOOD LANE (91004)
WHMkBAS, the City Council has approved the Final Plat and Development Coot:act
fbrPooderwa Woods 3rd Addition located at 18th Avmw North aM Kirkwood Lor;
and,
NOW, 'II MPORE, BB IT HEREBY RESOLVED BY THE CITY COUNCIL OF
TAB CITY OF PLIMOUTH, h4I NNESOTA, that it "id and hereby does approve
the following to be mat, prior to recording of, and related to saW plat:
1. Compliance with the City Engineer's Memorandum.
2. Payment of park dedication fees -in -lieu of dedication with appropriate credits in
an amount desormirwd according to verified paving costs and according to the
Dedication Polky in effect at the time of filing the Plat.
3. Notification of the trail shall be given to the purchaser: of lots 1 through S
Block 1.
4. No building permits shall be issued until a contract has been awarded for the
construction of municipal sewar and water.
S. Removal of W hazardous bm from the property at the owner's expense.
6. Compliance of Policy Resolution 79-80 regarding minimum floor elevations for
mein structures in subdivisi m adjacent to, or oontaft any open storm water
drainage fitcility.
7. No yard setback variances ars gritted or implied.
8. Submittal of required utility and drainage easements as approved by the City
Engineer prior to filing the Final Plat.
9. Nob NW% permits to be hPA4 until the Final Plat is filed and moorded with
Hennepin County.
10. Tie Development Contract, as approved by the City Council, rball be folly
executed prior to release of the Final Plat.
