RESOLUTION 93-824
DENYING AMENDED RESIDENTIAL PLANNED UNIT DEVELOPMENT
CONCEPT PLAN FOR S. T. & M., INC. FOR PROPERTY LOCATED AT THE
NORTH SIDE OF 45Th AVENUE NORTH AT REVERE LANE (93128)
WHEREAS, S. T. & M., Inc. has requested an Amended Residential Planned Unit
Development Plan Concept Plan for the development of approximately 8.5 acres
located at 45th Avenue North and Revere Lane; and,
WHEREAS, the City Council, by Resolution No. 84-357 approved an MPUD Concept
Plan for this site for RDC Properties; and,
WHEREAS, the Planning Commission has reviewed the request at. duly called Public
Informational Hearing;
NOW, TH]MEFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does deny the
Amended Residential Planned Unit Development Plan Concept Plan for the
development of approximately 8.5 acres located at 45th Avenue North and Revere
Lane, based on the following findings:
1. The Concept Plan Amendment does not provide for adequate buffering between
the proposed townhome residential use and the existing single family
development to the west.
2. The Concept Plan does not meet the intent of original RPUD Concept approval
by providing a 40 percent maximum single family dwelling count in this PUD,
approximately 77 percent of the dwelling units would be single family under the
proposed Concept Plan.
3. This Concept Plan does not provide for adequate open space as was approved as
part of the approved Concept Plan. The open space is not evenly distributed
around the site.
4. The proposed Concept Plan will negatively impact the existing woodland in the
western portion of the si�:e.
