RESOLUTION 93- 609
SETTING CONDITIONS TO BE MET PRIOR TO FILING OF THE FINAL PLAT
FOR CHERRY HILL BUILDERS, INC. FOR TRENTON PONDS PROPERTY
LOCATED NORTH OF 10TH AVENUE NORTH AND ONE BLOCK EAST OF
SOUTH SHORE DRIVE (93095)
WHEREAS, the City Council has approved the Final Plat and Development Contract
for Cherry Hill Builders, Inc. for Trenton Ponds located north of 10th Avenue North
and one block east of South Shore Drive; and,
NOW, THEREFORE, BE IT HERESY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve
the following to be met, prior to recording of, and related to said plat:
Compliance with the City Engineer's Memorandum.
2. Payment of park dedication fees -in -lieu of dedication in accordance with the
Dedication Policy in effect at the time of building permit issuance.
4. Compliance of Policy Resolution 79-80 regarding minimum floor elevations for
new structures in subdivisions adjacent to, or containing any open stonm water
drainage facility.
5. No yard setback variances are granted or implied.
5. Submittal of required utility and drainage easements as approved by the City
Engineer prior to filing the Final Plat.
6. No building permits to be issued until the Final Plat is filed and recorded with
Hennepin County.
7. The Development Contract, as approved by the City Council, shall be fully
executed prior to release of the Final Plat.
