No yard setback variances are granted or implied. 11. The Final Plat shall contain a statement noting the plat is part of the approved RPUD 82-1 per Section 9 of the Zoning Ordinance. 12. The Landscaping Plan shall include the use of a natural seed mix versus the required sodding. 13. An additional trail shall be constructed in the northeast corner of the site, to City specifications. The trail will allow for future connection to the trail system. Adopted by the City Council on September 20, 1993. (93089sp) CITY OF PLYMOUTH RESOLUTION 93 - 579 APPROVING RPUD FINAL SITE PLAN FOR THE PLYMOUTH HOUSING AND REDEVELOPMENT AUTHORITY FOR PLYMOUTH TOWNE SQUARE ADDITION LOCATED AT THE NORTHEAST CORNER OF 37TH AVENUE NORTH AND PLYMOUTH BOULEVARD (93089) (RPUD 82-1) WHEREAS, the Plymouth Housing and Redevelopment Authority has requested approval for a RPUD Final Site Plan for Plymouth Towne Square in Plymouth Towne Square Addition for a senior housing project on Lot 1, Block 1, Plymouth Towne Square located at the northeast corner of 37th Avenue North and Plymouth Boulevard; and, NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL. OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the following to be met, prior to recording of, and related to said plat: 1. Compliance with the City Engineer's Memorandum. 2. Payment of park dedication fees -in -lieu of dedication in accordance with the Dedication Policy in effect at the time of filing the Final Plat with Hennepin County. 3. Compliance with Policy Resolution 79-80 regarding minimum floor elevations for new structures on sites adjacent to, or containing any open storm water drainage facility. 4. Submission of required financial guarantee and Site Performance Agreement for completion of site improvements. 5. Any signage shall be in compliance with the Zoning Ordinance. 6. Any subsequent phases or expansions are subject to required reviews and approvals per Ordinance provisions. 7. Compliance with the Ordinance regarding the location of fire hydrants and fire lanes. 8. A covenant shallbe filed on the property indicating that if the site is converted to a standard multi -family project, that it shall meet all applicable parking requirements.
