HomeMy WebLinkAboutCity Council Resolution 1993-465CITY OF PLYMOUTH RESOLUTION 93- 465 APPROVING MPUD FINAL SITE PLAN FOR TOBIN REAL ESTATE FOR THE FIRST PHASE OF THE WEST SUBURBAN HEALTH CAMPUS ADDITION LOCATED IN THE NORTHEAST QUADRANT OF HIGHWAY 55 AND I-494 (93068) (MPUD 81-1) WHEREAS, Tobin Real Estate has requested approval for an MPUD Final Site Plan for a 112,291 square foot medical building on Lot 1 Block 1, West Suburban Health Campus Addition located in the northeast quadrant of Highway 55 and I- 494; and, NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by Tobin Real Estate for an MPUD Final Site Plan for a 112,291 square foot medical building on Lot 1, Block 1, West Suburban Health Campus Addition located in the northeast quadrant of Highway 55 and I-494, subject to the following conditions: 1. Compliance with the City Engineer's Memorandum. 2. Payment of park dedication fees -in -lieu of dedication in accordance with the Dedication Policy in effect at the time of building permit issuance. 3. Compliance with Policy Resolution 79-80 regarding minimum floor elevations i for new structures on sites adjacent to, or containing any open storm water drainage facility. 4. Submission of required financial guarantee and Site Performance Agreement for completion of site improvements for Phase 1 within 12 months. 5. Any signage shall be in compliance with the approved West Suburban Health Campus Master Sign Plan. 6. Any subsequent phases or expansions are subject to required reviews and approvals per Ordinance provisions. 7. Compliance with the Ordinance regarding the location of fire hydrants and fire lanes. 8. All waste and waste containers shall be stored within the enclosure structure, and no outside storage is permitted. 9. An 8h x 11 inch "As Built" Fire Protection Plan shall be submitted prior to the release or reduction of any site improvement bonds per City Policy. 10. The helipad shall be for emergency use only and shall not be used as a home base for helicopters. 11. Compliance with the terms and conditions of Resolutions 93-416, 92-829 and 92-830.
