RESOLUTION 93- 416
APPROVING AMENDED MIXED PLANNED UNIT DEVELOPMENT PRELIMINARY PLAN FOR TOBIN
REAL ESTATE COMPANY LOCATED AT THE NORTHWEST CORNER OF HIGHWAY 55 AND
NORTHWEST BOULEVARD (93059)
WHEREAS, Tobin Real Estate Company has requested approval for an amended Mixed
Planned Unit Development Preliminary Plan and Master Sign Plan for West
Suburban Health Campus on approximately 38 acres for property located at the
northwest corner of Highway 55 and Northwest Boulevard; and,
WHEREAS, the Planning Commission has reviewed said request at a duly called
Public Hearing and recommends approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF
PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by
Tobin Real Estate Company for an amended Mixed Planned Unit Development
Preliminary Plan and Master Sign Plan for West Suburban Health Campus on
approximately 38 acres for property located at the northwest corner of Highway
55 and Northwest Boulevard, subject to the following conditions:
I. Compliance with the City Engineer's Memorandum.
2. Payment of park dedication fees -in -lieu of dedication in accordance with
the Dedication Policy in effect at the time of recording the Final Plat.
3. Submission of required financial guarantee and Site Performance Agreement
for completion of site improvements within 12 months of the date of this
resolution.
4. Any subsequent phases or expansions are subject to required reviews and
approvals per Ordinance provisions.
5. Compliance with the Ordinance regarding the location of fire hydrants and
fire lanes.
6. No building permit to be issued until the Final Plat is filed and recorded
with Hennepin County.
7. Removal of all dead or dying trees from the property at the owner's
expense.
8. Final Plat mylars shall refer to MPUD 81-1.
9. The approved Amendments are illustrated on the MPUD Plan as dated
"received June 25, 1993".

10. Approved maximum height of any structure in this portion of the site shall
be no higher than 110 feet.
11. The total PUD Development shall not exceed 1,777,650 square feet of
structure area.
12. Easement for additional road right-of-way over Lot 1, Block 1 and Lot 1,
Block 2, Northwest Business Campus 4th Addition shall be provided.
13. A Master Sign Plan is approved in accordance with the plans dated
"received June 25, 1993".
14. Compliance with the terms and conditions of Resolutions 92-829 and 92-830.
15. The Helipad shall be for emergency use only and shall not be used as a
home base for helicopters.
