HomeMy WebLinkAboutCity Council Resolution 1993-324CITY OF PLYMOUTH RESOLUTION 93-324 APPROVING MPUD FINAL SITE PLAN FOR OPUS CORPORATION FOR A 91,000 SQUARE FOOT BUILDING IN BASS CREEK BUSINESS PARK 2ND ADDITION LOCATED NORTHEAST OF NATHAN LANE AND COUNTY ROAD 10 (93045) WHEREAS, OPUS Corporation has requested approval for an MPUD Final Site Plan for a 91,000 square foot building on Lot 1, Block 1, Bass Creek Business Park 2nd Addition located northeast of Nathan Lane and County Road 10; and, WHEREAS, the Planning Commission has reviewed said request and recommends approval; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by OPUS Corporation for an MPUD Final Site Plan for a 91,000 square foot building on Lot 1, Block 1, Bass Creek Business Park 2nd Addition located northeast of Nathan Lane and County Road 10, subject to the following conditions: 1. Compliance with the City Engineer's Memorandum. 2. Payment of park dedication fees -in -lieu of dedication in accordance with the Dedication Policy in effect at the time of building permit issuance. 3. Compliance with Policy Resolution 79-80 regarding minimum floor elevations for new structures on sites adjacent to, or containing any open storm water drainage facility. 4. Submission of required financial guarantee and Site Performance Agreement for completion of site improvements. 5. Any signage shall be in compliance with the approved Site Plan. 6. Any subsequent phases or expansions are subject to required reviews and approvals per Ordinance provisions. 7. Compliance with the Ordinance regarding the location of fire hydrants and fire lanes. 8. All waste and waste containers shall be stored within the building and no outside storage is permitted. 9. An M x 11 inch "As Built" Fire Protection Plzn shall be submitted prior to the release or reduction of any site improvement bonds per City Policy. 10. A 20 foot parking setback to Trenton Lane is approved. Adopted by the City Council on June 21, 1993 (res/cc/93045fsp) 0
