RESOLUTION 93-226B
SETTING CONDITIONS TO BE MET PRIOR TO FILING OF AND RELATED TO LOT DIVISION
AND VARIANCE FOR GWENDOLYN WELLS LOCATED AT 445 QUANTICO LANE NORTH (93020)
WHEREAS, the City Council has approved a Lot Division and Variance for
Gwendolyn Wells located 445 Quantico Lane North;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF
PLYMOUTH, MINNESOTA, that it should and hereby does direct the following
conditions to be met prior to recording of, and related to said lot
division/consolidation:
1. Compliance with the City Engineer's Memorandum.
2. Payment of park dedication fees -in -lieu of dedication prior to issuance
of building permit in accordance with City Policy in effect at the time
of the recording of the Resolution on the new lot hereby created.
3. No building permit is to be issued until the lot division is filed with
Hennepin County.
4. Submittal of all necessary utility easements prior to filing the lot
division with Hennepin County.
5. A Variance is approved for a minimum lot width of 81.53 feet versus the
Zoning Ordinance standard of 110 feet and based on the finding that it
meets the Subdivision Ordinance Variance criteria.
6. A Variance is approved for the creation of two lots less than the
minimum standards in the minimum standard 18,500 square feet in the R -1A
Zoning District based on the finding that the request meets the Variance
criteria.
7. Submittal of an access easement for the shared use of the existing
driveway by the two parcels prior to filing the Lot Division with
Hennepin County.
8. Access to Quantico Lane shall be restricted to one driveway shared by
both parcels.
