RESOLUTION 93- 191
SETTING CONDITIONS TO BE MET PRIOR TO FILING OF AND RELATED TO FINAL PLAT FOR
ORRIN THOMPSON HOMES, A DIVISION OF U.S. HOMES CORPORATION FOR "BRIDLEWOOD
FARM 3RD ADDITION" LOCATED AT THE SOUTHEAST CORNER OF BROCKTON LANE AND MEDINA
ROAD (93021) (RPUD 90-2)
WHEREAS, the City Council has approved the Final Plat and Development Contract
for Orrin Thompson Homes, a Division of U.S. Homes Corporation located at the
southeast corner of Brockton Lane and Medina Road;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF
PLYMOUTH, MINNESOTA, that it should and hereby does approve the following to
be met, prior to recording of, and related to said plat:
1. Compliance with the City Engineer's Memorandum.
2. Payment of park dedication fees -in -lieu of dedication in accordance with
the Dedication Policy in effect at the time of filing of the Final Plat
with Hennepin County.
3. No building permits shall be issued until a contract has been awarded for
the construction of municipal sewer and water.
4. Compliance with Policy Resolution 79-80 regarding minimum floor elevations
for new structures in subdivisions adjacent to, or containing any open
storm water drainage facility.
5. Submittal of required utility and drainage easements as approved by the
City Engineer prior to filing the Final Plat.
6. No building permits to be issued until the Final Plat is filed and
recorded with Hennepin County.
7. Appropriate legal documents regarding Homeowner Association covenants and
restrictions, as approved by the City Attorney, shall be filed with the
Final Plat.
8. The Final Plat mylars shall contain a statement noting that the plat is
part of the approved RPUD 90-2 per Section 9 of the Zoning Ordinance.
9. Access shall be limited to internal public roads and prohibited from
Medina Road.
10. The Development Contract, as approved by the City Council, shall be fully
executed prior to release of the Final Plat.
11. The side yard setbacks shall be 10 feet; the minimum rear yard setback
shall be 25 feet; the minimum front yard setback shall be 35 feet.

12. The design of the proposed open space area and the Medina Road landscape
screening shall be specified with the Final Plat. The approved
improvements shall be installed prior to issuance of building permits for
homes on the adjacent lots.
