APPROVING SITE PLAN AND CONDITIONAL USE PERMIT FOR THE ZACHARY LANE SCHOOL
LOCATED AT 4350 ZACHARY LANE NORTH (93012)
WHEREAS, Robbinsdale Area School District has requested approval for a Site
Plan and Conditional Use Permit for a Building Addition for property located
at 4350 Zachary Lane North; and,
WHEREAS, the Planning Commission has reviewed said request at a duly called
Public Hearing and recommends approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF
PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by
Robbinsdale Area School District for a Site Plan and Conditional Use Permit
for a Building Addition for property located at 4350 Zachary Lane North,
subject to the following conditions:
1. Compliance with the City Engineer's Memorandum.
2. Compliance with Policy Resolution 79-80 regarding minimum floor elevations
for new structures on sites adjacent to, or containing any open storm
water drainage facility.
3. Submission of required financial guarantee and Site Performance Agreement
for completion of site improvements within 12 months of the date of this
resolution.
4. Any signage shall be in compliance with the Ordinance.
5. Any subsequent phases or expansions are subject to required reviews and
approvals per Ordinance provisions.
6. Compliance with the Ordinance regarding the location of fire hydrants and
fire lanes.
7. An 8k x 11 inch "As Built" Fire Protection Plan shall be submitted prior
to the release or reduction of any site improvement bonds per City Policy.
8. All waste and waste containers shall be stored within enclosures, and no
outside storage is permitted.
9. This Site Plan is for a 4,300 square foot classroom addition.
