APPROVING RESIDENTIAL PLANNED UNIT DEVELOPMENT CONCEPT PLAN FOR ARGUS
DEVELOPMENT, INC. LOCATED NORTHEAST OF COUNTY ROAD 9 AND GOLDENROD LANE NORTH

WHEREAS, Argus Development, Inc. has requested approval of a Residential
Planned Unit Development Concept Plan for the development of 30 single family
detached lots on 14.96 acres located northeast of County Road 9 and Goldenrod
Lane North; and,
WHEREAS, the Planning Commission has reviewed the request at a duly called
Public Hearing and has recommended approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF
PLYMOUTH, MINNESOTA, that it should and hereby does approve the Residential
Planned Unit Development Concept Plan for the development of approximately
14.96 acres located northeast of County Road 9 and Goldenrod Lane North,
subject to the following conditions:
I. Compliance with the City Engineer's Memorandum.
2. All public street right-of-way shall be dedicated.
3. The maximum number of dwelling units approved is 30.
4. The concept of 2.00 dwelling units per net acre is found to be compatible
with the existing densities of the adjacent subdivisions to the east and
south, and the LA -1 Land Use Guide Plan classification of the site.
