RESOLUTION 92 -um
APPROVING AMENDED MIXED PLANNED UNIT DEVELOPMENT PRELIMINARY PLAN/PLAT AND
CONDITIONAL USE PERMIT FOR TOBIN REAL ESTATE LOCATED AT THE NORTHWEST CORNER
OF HIGHWAY 55 AND NORTHWEST BOULEVARD (92104)
WHEREAS, Tobin Real Estate has requested approval for an Amended Mixed Planned
Unit Development Preliminary Plan/Plat and Conditional Use Permit for the West
Suburban Health Campus on approximately 38 acres for property located at the
northwest corner of Highway 55 and Northwest Boulevard; and,
WHEREAS, the Planning Commission has reviewed the request at a duly called
Public Hearing and recommends approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF
PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by
Tobin Real Estate for an Amended Mixed Planned Unit Development Plan/Plat and
Conditional Use Permit for property located at the northwest corner of Highway
55 and Northwest Boulevard, subject to the following conditions:
1. Compliance with the City Engineer's Memorandum.
2. Removal of all dead or dying trees from the property at the owner's
expense.
3. Payment of park dedication fees -in -lieu at the time of filing of the Final
Plat.
4. Compliance with Policy Resolution 79-80 regarding minimum floor elevations
for new structures in subdivisions adjacent to, or containing any open
storm water drainage facility.
5. No building permits shall be issued until the Final Plat is filed and
recorded with Hennepin County.
6. Final Plat mylars shall refer to MPUD 81-1.
7. The approved Amended MPUD Plan is illustrated on the plans dated October
30, 1992.
8. Approved maximum height of any structure in this portion of the site shall
be no higher than 105 feet.
9. Total PUD development shall not exceed 1,777,650 square feet of structure
area.
10. Easement for additional road right-of-way over Lot 1, block 1 and Lot 1,
Block 2, Northwest Business Campus 4th Addition.
11. +he Final Plat shall include the parcel known as the "Sinclair Site" (PID
22-34-118-22-0009) .
