HomeMy WebLinkAboutCity Council Resolution 1992-797CITY OF PLYMOUTH RESOLUTION 92-797 APPROVING RESIDENTIAL PLANNED UNIT DEVELOPMENT CONCEPT PLAN FOR GOFF HOMES, INC. FOR ROCKFORD ESTATES (92097) WHEREAS, Goff Homes, Inc. has requested approval of a Residential Planned Unit Development Concept Plan for the development of approximately 16 acres located at the west side of Xenium Lane at 37th Avenue North; and, WHEREAS, the Planning Commission has reviewed the request at a duly called Public Informational Meeting and has recommended approval; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by Goff Homes, Inc. for a Residential Planned Unit Development Concept Plan for the development of approximately 16 acres located at the west side of Xenium Lane at 37th Avenue North, subject to the following conditions: I. Compliance with the City Engineer's Memorandum. 2. The Concept Plan provides for six twin homes and 12 four-plex units per the graphics dated October 14, 1992. 3. The Planned Unit Development Preliminary Plan shall include adequate screening of all parking from the residential areas located east of Xenium Lane. 4. The maximum number of dwelling units approved is 60 with (-5) bonus assigned. 5. Public streets shall be designed in the RPUD Preliminary Plat, with design consideration/flexibility to be considered for setback requirements to move structures toward the east/west center of the site. 6. The Planning Commission does not intend, by this action --at this stage to grandfather this concept if, in fact, the guiding for this site is changed to render the density of this concept inappropriate during the review of the guiding of this parcel by the City. The review of the guiding should be completed prior to consideration of the next stage of this project. Adopted by the City Council on December 7, 1992.
