HomeMy WebLinkAboutCity Council Resolution 1992-636CITY OF PLYMOUTH RESOLUTION 92-636 APPROVING AMENDED RESIDENTIAL PLANNED UNIT DEVELOPMENT CONCEPT PLAN FOR BATON CORPORATION FOR MISSION RPUD (92082) (RPUD 76-1) WHEREAS, Baton Corporation has requested approval of an Amended Residential Planned Unit Development Concept Plan for the development of approximately 20 acres located southeast of the intersection of 41st Avenue North and Jonquil Lane North; and, WHEREAS, the Planning Commission has reviewed the request at a duly called Public Informational Meeting and has recommended approval; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by Baton Corporation for an Amended Residential Planned Unit Development Concept Plan for the development of approximately 20 acres located southeast of the intersection of 41st Avenue North and Jonquil Lane North, subject to the following conditions: I. Compliance with the City Engineer's Memorandum. 2. No yard setback variances are granted or implied. 3. The Concept Plan provides for 18 twinhome units and 10 single family detached units on Jonquil Lane North, per the Concept Plan graphic dated September 15, 1992. 4. Provisions for a public trail extension from Goldenrod Lane North south to Jonquil Lane North and west to the French Regional Park shall be included in the Preliminary Plan. 5. The remainder of Outlot A shall be deeded to a Homeowners Association or the Hennepin County Park District. The platting of Outlot A into 3 building lots shall be deleted from the Concept Plan. 6. Design options for the public street crossing of the "draw" shall be included in the PUD Preliminary Plan/Plat review and recommendation. 7. The PUD Preliminary Plan and Plat specify structure setbacks (front and rear) that will maximize the retention of existing trees on the single family lots platted on the east portion of this property. Adjustments to both front and rear setback standards will be encouraged to preserve natural trees. Page Two, File 92082 8. The PUD Preliminary Plan shall include detailed drawings and plans addressing the crossing of the ravine area by the roadway. 9. Placement and design of the public trail shall focus on minimizing loss of existing trees. Adopted by the City Council on October 5, 1992. (res/cc/92082)
