HomeMy WebLinkAboutCity Council Resolution 1992-528CITY OF PLYMOUTH RESOLUTION 92-528 SETTING CONDITIONS TO BE MET PRIOR TO FILING OF AND RELATED TO FINAL PLAT FOR HANS HAGEN HOMES, INC. FOR "SEVEN PONDS FIFTH ADDITION" LOCATED AT THE SOUTHWEST CORNER OF MEDINA ROAD AND COUNTY ROAD 24 (92080) (MPUD 91-1) WHEREAS, the City Council has approved the Final Plat and Development Contract for Hans Hagen Homes, Inc. for "Seven Ponds Fifth Addition"; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the following to be met, prior to recording of, and related to said plat: I. Compliance with the City Engineer's Memorandum. 2. The Ordinance rezoning the property shall be published upon evidence that the Final Plat has been filed and recorded with Hennepin County. 3. Payment of park dedication fees -in -lieu of dedication in accordance with City Policy in effect at the time of filing the Final Plat with Hennepin County. 4. Compliance with Policy Resolution 79-80 regarding minimum floor elevations for new structures in subdivisions adjacent to, or containing any open storm water drainage facility. 5. No yard setback variances are granted or implied. Setbacks established by the PUD Plan are: Front - 35 feet, except as modified by Resolution 92-169 Side - 10 feet Rear - 25 feet 6. Submittal of required utility and drainage easements as approved by the City Engineer prior to filing the Final Plat. 7. No building permits to be issued until the Final Plat is filed and recorded with Hennepin County. 8. The Final Plat mylars shall contain a statement noting that the plat is part of the approved MPUD 91-1 per Section 9 of the Zoning Ordinance. 9. Access shall be limited to internal public roads and prohibited from County Road 24 and Medina Road. Adopted by the City Council on September 14, 1992. (res/cc/92080.sc)
