RESOLUTION 92-379
APPROVING SITE PLAN FOR J -MARK LOCATED AT 2790 RANCHVIEW LANE NORTH (92045)
WHEREAS, J -Mark has requested approval for a Site Plan for a 38,226 square
foot addition to an existing building for property located 2790 Ranchview Lane
North; and,
WHEREAS, the Planning Commission has reviewed said request at a duly called
Public Hearing and recommends approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF
PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by J -
Mark for a 38,226 square foot addition to an existing building for property
located 2790 Ranchview Lane North, subject to the following conditions:
1. Compliance with the City Engineer's Memorandum.
2. Compliance with Policy Resolution 79-80 regarding minimum floor elevations
for new structures on sites adjacent to, or containing any open storm
water drainage facility.
3. Submission of required financial guarantee and Site Performance Agreement
for completion of site improvements within 12 months of the date of the
building permit issuance.
4. Any signage shall be in compliance with the Ordinance.
5. Any subsequent phases or expansions are subject to required reviews and
approvals per Ordinance provisions.
6. Compliance with the Ordinance regarding the location of fire hydrants and
fire lanes.
7. An 8� x 11 inch "As Built" Fire Protection Plan shall be submitted prior
to the release or reduction of any site improvement bonds per City Policy.
8. A Proof -of -Parking Plan is approved for this site. Additional parking may
be required to be constructed in accordance with the Proof -of -Parking Plan
if deemed necessary by the City of Plymouth.
9. All trash and recycling shalt be contained within the building.
10. A Fire Lane Variance is approved upon the recommendation of the Fire Chief
to eliminate the need for a fire lane parallel to 28th Avenue North.
