RESOLUTION 92-114
APPROVING PRELIMINARY PLAT AND SUBDIVISION ORDINANCE VARIANCE FOR SUPER VALU
STORES, INC. FOR "PLYMOUTH HILLS 6TH ADDITION" LOCATED AT THE SOUTHEAST CORNER
OF 36TH AVENUE NORTH AND VICKSBURG LANE (92002)
WHEREAS, Super Valu Stores, Inc. has requested approval for a Preliminary Plat
and Variance for "Plymouth Hills 6th Addition", a plat for 3 lots on 15.6149
acres located at the southeast corner of 36th Avenue North and Vicksburg Lane;
and,
WHEREAS, the Planning Commission has reviewed said request at a duly called
Public Hearing and recommends approval,
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF
PLYMOUTH, MINNESOTA, that it hereby does approve the request by Super Valu
Stores, Inc. for a Preliminary Plat and Variances for "Plymouth Hills 6th
Addition", a plat for 3 lots on 15.6149 acres located at the southeast corner
of 36th Avenue North and Vicksburg Lane, subject to the following conditions:
I. Compliance with the City Engineer's Memorandum.
2. Removal of all dead or dying trees from the property at the owner's
expense.
3. Compliance with Policy Resolution 79-80 regarding minimum floor
elevations for new structures in subdivisions adjacent to, or containing
any open storm water drainage facility.
4. No building permits shall be issued until the Final Plat is filed and
recorded with Hennepin County.
5. The Subdivision Ordinance Variance is found to comply with the criteria
of the Subdivision Ordinance and is approved to permit a zero -foot side
yard setback between Lots 1 and 2.
6. Any Final Site Plan submitted for Lot 3 shall incorporate the
preservation of as many trees as possible in the overall layout of the
site.
7. Sidewalk construction along Plymouth Boulevard and 35th Avenue North
shall be required at the time of Building Permit applications for Lots 2
and 3.
8. Cross easements are required for all shared driveways and utilities.
