HomeMy WebLinkAboutCity Council Resolution 1991-583CITY OF PLYMOUTH RESOLUTION 91-583 APPROVING SITE PLAN FOR RYAN CONSTRUCTION FOR ZERO MAX, INC. (91075) WHEREAS, Ryan Construction has requested aproval for a Site Plan for the construction of a 52,748 square foot off ice%manufacturing/warehouse facility for property located North of 6th Avenue between Xenium Lane and Sycamore Lane (West of Baxter); and, WHEREAS, the Planning Commission has reviewed said request and recommends approval; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by Ryan Construction for a Site Plan for the construction of a 52,748 square foot office/manufacturing/warehouse facility for propertylocated North of 6th Avenue North between Xenium Lane and Sycamore Lane (West of Baxter), subject to the following conditions: I. Compliance with the City Engineer's Memorandum. 2. Payment of park dedication fees -in -lieu of dedication in accordance with the Dedication Policy in effect at the time of building permit issuance. 3. Provisions for an easement for trail purposes over the 300 foot covenant area as verified by the Parks Department. 4. Compliance with Policy Resolution 79-80 regarding minimum floor elevations for new structures on sites adjacent to, or containing any open storm water drainage facility. S. Submission of required financial guarantee and Site Performance Agreement for completion of site improvements within 12 months of the date of this resolution. 6. Any signage shall be in compliance with the Ordinance. 7. Any subsequent phases or expansions are subject to required reviews and approvals per Ordinance provisions. No approval is granted for "future" phases of the building. 8. Compliance with the Ordinance regarding the location of fire hydrants and fire lanes. 9. All waste and waste containers shall be stored within the principal structure, and no outside storage is permitted. (see next page) Page Two File 91075 10. An 83J x 11 inch "As Built" Fire Protection Plan shall be submitted prior to the release or reduction of any site improvement bonds per City Policy. 11. A Proof of Parking Plan is hereby approved to allow construction of 75 offstreet parking spaces based on the office/warehouse use of the site and the Proof of Parking Plan for 240 offstreet parking spaces.
