HomeMy WebLinkAboutCity Council Resolution 1991-536CITY OF PLYMOUTH RESOLUTION 91-536 APPROVING AMENDED MIXED USE PLANNED UNIT DEVELOPMENT CONCEPT PLAN FOR HANS HAGEN HOMES FOR SEVEN PONDS 2ND ADDITION (91062) WHEREAS, Hans Hagen Homes has requested approval of an Amended Mixed Use Planned Unit Development Concept Plan for the development of 106.86 acres located at Southwest corner of Dunkirk Lane and State Highway 55; and, WHEREAS, the City Council, by Resolution No. MPUD 90-427, approved an MPUD Concept Plan for this site for Hans Hagen Homes; and, WHEREAS, the Planning Commission has reviewed the request at a duly called Public Hearing and has recommended approval; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the Amended Mixed Use Planned Unit Development Concept Pian for the development of 106.86 acres for 91 single family detached building lots; 3 service commercial lots; and, 4 industrial lots located at the Southwest corner of Dunkirk Lane and State Highway 55; subject to the following conditions: 1. Compliance with the City Engineer's Memorandum. 2. Staging of the development shall be in accordance with utility availability as approved by the City Engineer. 3. Maximum density shall be 2.30 units per acre for the land at or above the established high water elevation per the adopted City Storm Water Drainage Plan as verified by the City Engineer. 4. Draft restrictive covenants for the private open areas shall be submitted with Preliminary Plan/Plat application. 5. No private drive access shall be permitted to Medina Road and County Road 24 from residential units; all private drives shall be provided by internal public streets. 6. No approval is hereby granted for nonresidential structure setbacks or other dimensional standards that relate to the zoning or Subdivision Ordinance. 7. Approval is conditioned on the concurrence of the Metropolitan Council with Land Use Guide plan amendments affecting this site previously approved by the City Council.
