HomeMy WebLinkAboutCity Council Resolution 1990-632CITY or PL7MUTH Pursuant to due call and notice thereof, a regular _. meeting of the City Council of the City of Plymouth, Minnesota, was held on the 1st day of Oetobar, 19$Q. The following members were present: _Mayor Bermgmn. Oouncil+"• +ers Helliwell, Ricker, Vasiliou, and Zitur The following members were absent: None _ Councilmember Vasiliou introduced the following Resolution and moved its adoption: RESOLUTION 90-632 APPROVING RPUD FINAL SITE PLAN FOR LAUKKA-WILLIAMS PARKERS LAKE FOR "PARKERS LAKE NORTH 6TH ADDITION" (90066) (MPUD 83-1) WHEREAS, Laukka-Williams Parkers Lake has requested approval for an RPUD Final Site Plan for "Parkers Lake North 6th Addition" for a 56 unit townhouse project located at the northwest corner of 18th Avenue North and Shenandoah Lane; and, WHEREAS, the Planning Commission has reviewed said request and recommends approval; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by Laukka-Williams Parkers Lake for an RPUD Final Site Plan for "Parkers Lake North 6th Addition" for a 56 unit townhouse project located at the northwest corner of 18th Avenue North and Shenandoah Lane; subject to the 'following conditions: 1. Compliance with the City Engineer's Memorandum. 2. Compliance with Policy Resolution 79-80 regarding minimum floor elevations for new structures on sites adjacent to, or containing any open storm water drainage facility. 3. Submission of required financial guarantee and Site Performance Agreement for completion of site improvements, including improvements to outlots and landscaping. Completion of site improvements shall be one year following the date of this resolution. 4. Signage shall comply with the PUP Master Sign Plan. 5. Any subsequent phases or expansions are subject to required reviews and approvals per Ordinance provisions. 6. Compliance with the Ordinance regarding the location of fire hydrants and fire lanes. (see next page) N Resolution No. 90-632 File 90066 Page Two 7. All waste and waste containers shall be stored within the principal structures, and no outside storage is permitted. 8. An 8 x 11 inch "As Built" Fire Protection Plan shall be submitted prior to the release or reduction of any site improvement bonds per City Policy. 9. No building permit to be issued until the Final Plat is filed and recorded with Hennepin County. 10. Compliance with City Council Resolution 89-439 regarding tree preservation, as applicable. 11. The north setback area of the site may be seeded based on potential regrading of that area during the future development of Outlot A. All other areas of the site shall be sodded or paved. The motion for adoption cf the foregoing Resolution was duly seconded by Co nrilmam er Zi -u _, and upon vote being taken thereon, the following voted in favor thereof: Mayor Bermnan. Councilmembers The followin voted against or abstained None Whereupon the Resolution was declared duly passed and adopted.
