Pursuant to due call and notice thereof, a =e1i= _ meeting of the
City Council of the City of Plymouth, Minnesota, was held on the _,22Lh4ay of

Councilmemher Zitur introduced the following Resolution a. -,d
moved its adoption:
RZSOLVTION 90-500
APPROVING RPUD FINAL SITE PLAN FOR LYMAN DEVELOPMENT FOR "FARIrVIEW RIDGE 2ND
ADDITION" (90J60) (RPUD 88-3)
WHEREAS, Lyman Development has requested approval for an RPUD Final Site Plan
for "Parkview Ridge 2nd Addition" located at the northwest corner of Minnesota
Lane and 30th Avenue North; and,
WHEREAS, the Planning Comission has reviewed said request and reams
approval;
NOW, THERLFORE, dE IT NBREOY RESOLVED BY THS CITY COD CIL Or THS CITY OI
PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by
Lyman Development for an RPVD Final Site Plan for 'Paskview Ridge 2nd
Addition• located at the northwest corner of Minnesota Lana and 30th Avenge
North, subject to the following conditions:
1. Compliance with the City Engineer's Memorandue.
2. Payment of park dedication fees -in -lieu of dedication in accordamm with
the Dedication Policy in effect at the time of recording of the Final
Plat.
3. Compliance with Policy Resolution 79-00 regarding •inissse floor elevetioaa
for new structures on sites adjacent to, or containing any open atom
water drainage facility.
t. Submission of required financial guarantee and Site Perfoerence Agseenaat
for completion of site improvements, including improvemntx to *"Jot* end
landscaping.
5. No signage is approved.
6. Any subsequent phases or expansions are subject to required reviews and
approvals per Ordinance provisions.

7. Compliance with the Ordinance regarding the location of fire hydrants and
fire lanes.
8. All waste and waste containers shall be stored within the principal
structures, and no outside storage is permitted.
9. An 8 x 11 inch "As Built" Fire Protection Plan shall be submitted prior
to the release or reduction of any site improvement bonds per City Policy.
10. No building permit to be issued until the Final Plat is filed and recorded
with Hennepin County.
11. Compliance with City Council Resolution 89-439 regarding tree
preservation, as applicable.
.12. The Grading and Site Plan shall be modified to include snow fence to
define grading limits along the entire west property line with the intent
to preserve existing trees beyond the area designated for grading.
The motion for adoption of the foregoing Resolution was duly seconded
by Councilmembgr Helliwell , and upon vote being taken thereon,
the following voted in favor thereof: _�Jayor Bergmaa, Councilmembara
Halliwell, Ricker, Vasiliog, and Zitur _,
The following voted against or abstained None
Whereupon the Resolution was declared duly passed and adopted.
