Pursuant to due call and notice thereof, a .____regular___ meeting of the
City Council of the City of Plymouth, Minnesota, was held on the _6th day of

Cauncilmember Vaailiou introduced the following Resolution and
moved its adoption:

SETTING CONDITIONS TO BE MET PRIOR TO FILING 1F AND RELAT`:n TO FINAL PLAT FOR
LUNDGREN BROTHERS CONSTRUCTION COMPANY, INC. FOR ",TEFFLECHASE 8TH ADDITION"

WHEREAS, the City Council has approved the Final Plat and Development Contract
for Lundgren Brothers Construction Company, Inc. for "Steeplechase 8th
Addition" located at the intersection of Weston Lane and 21st Avenue North;
NON, THEREFORE, BE IT HERESY RESOLVED BY THE CITY COUNCIL OF THE CITY OF
0 PLTMOUTH, MINNESOTA, that it should and hereby does approve the following to
be met, prior to recording of, and related to said plat:
1. Compliance with the City Engineer's Memorandum.
2. No building permits shall be issued until a contract has been awarded for
the construction of municipal sewer and water.
3. Removal of all dead or dying trees from the property at the owner's
expense.
4. Compliance with Policy Resolution 79-80 regarding minimum floor elevations
for new structures in subdivisions adjacent to, or containing any open
storm water drainage facility.
5. Approved setbacks are: 25 feet front; 6 feet and 9 feet living side; and
25 feet rear.
6. Submittal of required utility and drainage easements as approved by the
City Engineer prior to filing the Final Plat.
7. No building permits to be issued until the Final Plat is filed and
recorded with Hennepin County.
8. Appropriate legal documents regarding Homeowner Association covenants and
restrictions shall be filed with the Final Plat.

9. The Final Plat mylars shall contain a statement noting that the plat is
part of the approved MPW 83-1 per Section 9 of the zoning Ordinance.
10. Access shall be limited to internal public roads and prohibited from
Vicksburg Lane.
11. The Development Contract, as approved by the City Council, shall be fully
executed prior to release of the Final Plat.
12. Compliance with applicable terms of City Council Resolution 89-439
regarding tree preservation.
13. Street names shall be per the City"s street name system and shall be
verified by the Building Official prior to release of the Final Plat.
The motion for adoption of the foregoing Resolution was duly seconded
by itur and upon vote being taken thereon,
the following voted in favor thereof: Mayor Bergman. CounciIMambo rs
Helliwell. Ricker Vasiliou, and Zitur
The following voted against or abstained None
Whereupon the Resolution was declared duly passed and adopted.
