PAUL, MINNESOTA Trader Joe's may continue its push in west metro The grocer hopes to open its fourth Twin Cities location at the Ridgedale Center in Minnetonka. By Jenna Ross, Star Tribune Last update: November 08, 2007 — 10:23 AM Mark the Trader Joe's locations on a map of the Twin Cities area, and you'll see a definite trend: The west metro's got a corner on the market. The budget gourmet grocer opened its first area store in St. Louis Park. Then came Maple Grove and Woodbury. Now, the California-based chain hopes to sell its "Three -Buck Chuck" from a fourth Twin Cities location -- in Minnetonka. The city's planning commission will consider plans for a 13,500 -square foot, stand-alone store at the Ridgedale Center. One marketing expert called it a good match: The area has the demographics Trader Joe's would want, and Minnetonka would benefit from having the chain locate there. In meetings, many city officials from west -metro suburbs have hoped, out loud, that Trader Joe's might choose their community next. Plymouth Council Member Sandy Hewitt is one of them. Her friends have desired -- and in some cases requested -- a Trader Joe's in Plymouth. "There are a lot of people from out of state who live here, especially in the suburbs," Hewitt said. "So they've seen it elsewhere and want it here." City councils don't have a lot of power in attracting particular businesses, but they do suggest them to developers, Hewitt said. It makes sense that cities would want a Trader Joe's in their neighborhood, said David Hopkins, managing director of the Carlson School of Management's Brand Enterprise Program. Cities want retailers who create "buzz," he said. "Remember when Trader Joe's was about to open in St. Louis Park? That was serious buzz. It reminds me of what happened when Ikea came," Hopkins said. Trader Joe's has a counter -intuitive brand appeal: It promotes its low prices, but it also considers itself upscale. "It's upscale in the sense of phenomenal value," Hopkins said. "The experience of it and the product mix are appealing to a set of people." A mark of 'civilization' Trader Joe's shoppers are devoted. She had heard about the chain long before it came to the Twin Cities -- online and from friends who had lived in California. "One friend would always complain, 'I just want to find a good, cheap wine. I can't believe you don't have a Trader Joe's,"' Townsend said. In Minnetonka, work began last week on a 148,000 -square -foot corporate headquarters for Opus Corp. not far from its current headquarters. Opus plans to seek LEED certification for the project whose eco -friendly elements will include recycled construction materials from local suppliers and low -emission paints, carpets, adhesives and sealants. The building will house more than 400 people, bringing nearly 700 employees to one campus. Opus' Twin Cities employees now are in four buildings across the western metro area. The project is slated for completion in January 2009. Opus is developing two other LEED projects in the Twin Cities, a facility for UnitedHealth Group Inc. in Minnetonka and the Excelsior Crossings complex in Hopkins to be occupied by Cargill Inc. Meanwhile, Liberty Property Trust recently announced plans for its second area LEED- certified project. Liberty Plaza will be a 120,000 -square -foot office building off Flying Cloud Drive in Eden Prairie. The new building's features will include a high-tech heating and cooling system, motion -light sensors and water -efficient fixtures. The four-story building is expected to be completed late next year. Philadelphia -based Liberty Property Trust, which owns and manages almost 4 million square feet of commercial space in Minnesota, also developed a LEED-certified office building in Eden Prairie that is now occupied by Compellent Technolgies. Established in 2000, LEED has become a national benchmark for designing, building and operating environmentally responsible buildings. Senior housing for United Bloomington -based United Properties has acquired sites in Minnetonka and Roseville with plans to expand Applewood Pointe, its group of senior cooperative housing developments. Minnetonka recently approved plans for a 61 -unit senior co-op near Rowland Road and Lone Lake Park that should be completed by the middle of next year. Page 13 Roseville also approved plans for its second Applewood Pointe complex, a 95 -unit development near Interstate 35W and County Road D. United expects to begin work on this property by early 2009. Both complexes will offer amenities like those in existing Applewood Pointe developments in Bloomington, Maple Grove, New Brighton, Roseville and Woodbury. They include walking paths, heated underground parking, parlor areas with fireplaces, craft rooms, fitness centers, libraries and game rooms with pool and card tables. Rochester rental complex sold The Twin Cities office of CB Richard Ellis recently handled the sale of Rochester Village, a 412 -unit apartment and townhome complex that is the city's largest rental housing development. A Brooklyn Center investment partnership paid $20.6 million for the property, which is close to the Mayo Clinic and IBM's campus. The complex is undergoing an ambitious renovation, with more than one-third of the units having been provided with updated kitchens and bathrooms, new flooring and light fixtures. My commitments related to my family have increased recently and I don't feel that 1 will have the time to properly participate on this commission. I've really enjoyed my time on the commission (13 years, I believe) and have enjoyed working over these years with everyone involved including the Park and Recreation department staff, Eric and Diane, the council members and all of my fellow commissioners.
