VILLAGE OF PLYMOUTH
AN ORDINANCE AMENDING THE ZONING ORDINANCE TO
CLASSIFY CERTAIN LANDS IN THE SOUTH 112 OF
SECTION 21, TOWNSHIP 118, RANGE 22 AS a-3
SERVICE BUSINESS DISTRICT
THE VILLAGE COUNCIL OF THE VILLAGE OF PLYMOUTH DOES HEREBY
IORDAIN AS FOLLOWS:
Section 1. Amendment of Ordinance. Ordinance No. 68-8 of
ithe Village of Plymouth, adopted May 13, 1968 and known as the
'Plymouth Zoning Ordinance is hereby amended by changing the clas-
sification on the Village of Plymouth Zoning Map with respect to
the hereinafter described property from R-0 (Open Residence
District) to B-3 (Service Business District):
Unplatted property lying Southwest of the intersection of State
Highway 55 and Fernbrook Lane commencing at a point at the South-
east corner of the South 1/2 of the Northeast 1/4; thence North
192 feet to the South right-of-way line of State Highway 55; thence
Northwesterly along the State Highway 55 right-of-way line 887 feet;
thence Southwesterly along a line which is a right `angle from said
State Highway 55 right-of-way line 511 feet to the North right-of-
way line of proposed Circle Star Boulevard; thence along the North
right-of-way line Southeasterly at a right angle along the North
right-of-way to the West right-of-way line on Fernbrook Lane and
then North 150 feet to the point of beginning.
Section 2. General Development Plan. This Ordinance auth-
orizes the developmentā¢ of said tract only in accordance with the
General Development Plan, consisting of one (1) exhibit (Exhib`t A;
dated August 21, 1972 which General Development Plan is on file in
the Village offices and subject to the following conditions:
1. The General Development Plan shall not be considered a
final site plan.
2. Before development commences on this project, a final
r;at with Development Contract and final site plan must
be approved by the Plymouth Village Council.
3. The final plat must show twenty-seven (27) additional
feet of right-of-way along the West side of Fernbrook
Lane.
4. The developer shall convey the right of ingress from
State Highway 55 at the Northwdst corner of the develop-
ment as shown on Exhibit A to the Village, and the Village
shall grant the right of temporary ingress until such
time as the State Highway Department deems that the
access should be closed.

5. The developer shall convey the right of ingress from
Fernbrook Lane into the gas station as shown on Exhibit
A to the Village, and the Village shall grant the right
of temporary ingress until such time as the Village deems
it is a dangerous entry, at which time it will be closed
for the sum of $1.00 and no other consideration.
6. The ingress from State Highway 55 at the Northwest corner
of the development leading to Circle Star Boulevard shall
be properly marked .:s a one-way street.
7. The deceleration lane on Highway 55 to the ingress at the
Northwest corner of the development shall be a minimum
of five hundred (500) feet in length.
Section 3. Effective Date. This Ordinance shall take effect
upon its passage and publication.
Adopted by the Village Council of the Village of Plymou*.n on
Ithe 21st day of August, 1972. k
