ORDINANCE 67-12
AN ORDINANCE AMENDING THE ZONING ORD-
INANCE OF THE VILLAGE OF PLYMOUTH TO
INCLUDE THEREIN ZONN'TO BE KNOWN AS
11B-3 SERVICE BUSINESS DISTRICT"
THE VILLAGE COUNCIL OF THE VILLAGE OF
PLYMOUTH DO HEREBY ORDAIN AS FOLLOWS:
Section 1 - Amendment of Zoning Ordinance. The Zoning Ordinance
of the Village of Plymouth, adopted November 9, 1949 and re-
adopted August 2, 1955 is hereby amended to add the following
sections there to as Section 12A.
Section 2 - Establishment of Zoning Classification of B-3 Service
Business uisirici.
2.41 There is hereby established as a separate classifi-
catiou within the Plyfaouth Village Zoning Ord-
inance the classification of 11B-3 Service Business
District."
2.02 T.ie 11B-3 Service Business District" is designed to
furnish areas served by ether retail business dis-
tricts with a wide range of services and goods
which might otherwise be incompatible with the uses
permitted in retail business districts. This dis-
trict is intended as a business district which may
be located in separate areas adjacent to shopping
centers and other retail business districts and thus
help to keep the basic retail areas compact and -
convenient, and in other separate areas to provide
a district which may be located in close proximity
to a major thoroughfare or highway in order that
highway service types of land use can be provided.
Section 3 - Permitted Uses. Within a 11B-3 Service Business
District", no building or land shall be used except for one or
more of the following uses:
1. Dry cleaning establishments - employing not more
than four (4) persons engaged in the cleaning or
pressing process.
2. Greenhouses - retail.
3. Laboratories - medical and dental.

Laundries and launderettes, including automatic
and self-service employing not more than four i
(4) persons engaged in the laundering process.
5.
Monument sales not including processing.
6.
Mortuaries or funeral homes. i
7.
Newspaper distribution agencies. (�
8.
Orthopedic and medical appliance store, but not
including the assembly or manufacture of such
articles.
9.
Offices.
10.
Plumbing showrooms and shops.
11.
Printing shops.
12.
Publishing shops.

Radio and television service and repair,
14.
Recording studios.

Schools: music, dance and business.

Taxidermists.

Vending machines for ice and milk sales.

Section 4 - Uses by Conditional Use Permit. Within a ''B-3
Service Business District" no building or land shall be used for
it one or more of
the following uses except by Conditional Use
Permit:

Automobile sales and used car lots.
r 2.
Automobile laundries or car wash.
3.

Automobile service stations.

Drive-in restaurants, similar uses that provide
goods and services to patrons in automobiles.

5.
Marine and boat sales.

6.
Billiard or pool hall.

Bowling alleys.

S. Miniature golf courses, par three golf course or
archery or golf driving range.
9. Motel, hotel or apartment hotel.
10. Night club or tavern.
11. Restaurants.
12. Theaters (indoor only).
13. Other business activities not specifically
named of the same general character as listed
in Section 3 of this Ordinance.
Section 5 - Permitted Accessory Uses. Within a "B-3 Service
Bus Hess is r c , e following uses shall be
permitted accessory uses:
1. Accessory uses customarily incident to the uses
permitted in Section 3 and Section 4 of this
Ordinance.
2. Signs as regulated by Sign Ordinance.
Section 6 - Additional Requirements. Within a "B-3 Service
Business s r c a uses shall:
1. Provide parking areas which shall be surfaced
with a dust -free material and the arrangement
of entrances, exits, and parking stalls shall
be subject to the approval of the Village Engineer
2. Accomplish exterior illumination in such a way
as to direct the light away from a public right
of way or any of the adjoining properties.
3. In no case be located adjacent to property
zoned residential.
4. Outdoor business uses shall in no case be con-
ducted in the front, rear and side yards set
forth in this district except that in the case
of rear and side yards this provision. -may be
waived by a conditional use permit where accept-
able fences and/or buffers are provided.
Section 7 - Height, Yard and Lot Coverage Regulations.
1. Height Regulations:
No building shall hereafter be erected or
structurally altered to exceed two (') stories
or thirty (30) feet in height.
2. Front Yard Regulations:
There shall be a front yard having a �Iepth of
not less Lhan fifty (50) feet.

3. Side Yard Renulations:
(a) There shall be a side yard, on each side of
a building, havint a width of not less than
fifteen (15) feet.
(b) except that no building shall be located
within thirty (30) feet of any side lot
line abutting a lot in a residence district.;
4. Rear Yard Regulations:
(a) There shall be a rear yard having a depth
of not less than fifteen (15) feet.
(b) except that no building shall be located
within thirty (30) feet of any rear lot
line abutting a lot in a residence district.
5. Lot Coverage Regulations:
Not more than fifty (50) percent of the lot or
plot area shall be accupied by buildings
Section S - Penalties. Any person, firm or corporation violating
any of the provisions of ,his Ordinance shall be guilty of a
misdemeanor and shall be punished by a fine of not to exceed
One Hundred ($100) Dollars or imprisonment for a period not to
exceed ninety (90) days.
Section 9 - Effective Date. This ordinance shall take effect
upon its passage and publication.
