Title This Ordinance shall be known as "Plymouth Village Residential Garage Building Code." Section 2. Definitions The following terms and phrases as used herein shall have the fol- lowing meanings for the purposes of this ordinance: Section 2.01—"Residential Gar- age" is any building, shed or en- closure, or any portion thereof, constructed for the purpose of parking, storing, housing, or keep- ing one or more motor vehicles for the use of the occupants of a single family or two-family resi- dence to which said garage is im- mediately attached or which is adjacent thereto. Section 2:02 — "Attached Gar- age" is any residential garage con- structed twenty (20) feet or less in distance away from the resi- dential unit it is built to serve. Section 2:03 — "Detached Gar- age" is any residential garage construction more than twenty (20) feet in distance away from the residential unit it is built to serve. section 3, Permits Section 3:01 -- Permits shall be required for all residential garages constructed within the Village of Plymouth except for those built in conjunction with or at the same time as the resi- dence such garages are built to serve. Section 3:02 — Applications for a permit for the construction of a residential garage shall be made in writing to the Building Inspec- tor of the Village of Plymouth upon forms supplied by said Building Inspector. All such ap- plications shall be accompanied by a fee of Ten ($10.00) Dollars. Upon the refusal of the Building Inspector to issue such a permit, the fee shall be repaid to the applicant. Section 3:03 — All applications for a permit for the construction of a residential garage shall be accompanied by a sketch or plot plan showing the location of the proposed garage on the land in relationship to the residence which said garage is to serve and in relationship to all lot and street lines. Section 3:04 — No permit will be issued for a residential garage upon a vacant lot unless said lot immediately adjoins another lot owned by the applicant upon which there has already been constructed a residence which the garage in question is intended to serve. Section 3:05—A permit issued under the provisions of this Or- dinance shall be revoked if the construction of the residential garage for which the permit has been issued has not been com- pleted within one (1) year from and after the date of the issuance of said permit. Section 4. Site Requirements Section 4:01 — The following shall be the yard setback require- ments for a .residential garage: (a) Side yard: Attached Gar- age, 15 feet; Detached Garage, 2 feet. (b) Side yard abutting a public street: Attached Garage, 20 feet; Detached Garage, 20 feet. (c) Front yard: Attached Gar- age, 50 feet; Detached Garage, 50 feet. Section 4:02 — In addition to the above, no residential garage either attached or detached may be constructed nearer than twen- ty (20) feet to a residential struc- ture on an adjoining lot unless said garage is intended to be an attached garage to said residen- tial structure on said adjoining lot. Section 4:03 — No more than one residential garage, either at- tached or detached, will be per- mitted on any one lot. Section 5. Size Requirements Section 5:01 — The following shall be the minimum sizes for residential garages: Single car — 14 feet wide by 22 feet long. Double car — 20 feet wide by 22 feet long. Construction Re. quirements Section 6:01 — The following shall be the construction require- ments for an attached garage in addition to the requirements ap- plicable to the residence which said attached garage is to serve: a) The foundation must have a minimum depth of forty-two (42") inches below grade. b) Stud and framing members must be at a maximum of sixteen (16") inches on center. c) The floor slab must have a minimum of four (4") inches of poured concrete reinforced with 6 x 6/10 x 10 weld wire mesh located in the center as to thick- ness of said slab. Section 6:02 — The following shall be the construction require- ments for a detached garage: a) If a foundation is used such foundation must have a minimum depth of forty-two (42") inches below grade. b) If a floor slab is used, in lieu of a foundation, such slab must have a minimum thickness of four (4") inches thickened to eight (8") inches at the edges and reinforced throughout with a 6 x 6/10 x 10 weld wire mesh located in the center as to thickness of the slab. c) Stud and framing members must be at a maximum of twenty- four (24") inches on center, d) Any exterior surfacing ap- proved for residential construc- tion will be approved for the exterior of a detached garage.
