ORUIRANCE NO. 12-2
An Ordinance Amending the
autlding Code of the Village of
Plymoutb by Adding Additional
Provisions to Chapter 14. Tbere-
of (Minimum Floor Areas for
Group I Occupancy)
The Village Council of the Vil-
lage of Plymouth do hereby or-
dain as follows:
Section 1. Amendment of Chap-
ter 14. The Building Code of the
Village of Plymouth ( "Uniform
Building Code 1961 Edition, Vol-
ume 1") is hereby amended by
adding the following to Chapter
14 thereof:
"Sec. 1410. The following mini-
mum floor areas for Group I oc-
cupancy shall be required:
a). The minimum habitable floor
area of a one story (or the
projected area of a two level
"split level") single family
dwelling shall be 1000 square
feet.
b1. The minimum habitable floor
area of a two story (or the
projected area of a multiple
level "split level") single
family dwelling shall be 860
square feet for the main floor
area. The second story of a
two story dwelling must
contain a habitable area equal
to 50% or more of the main
floor area to be classified as
a two area of a multiple
level "split level" dwelling
must contain a habitable area
equavalent to or greater than
the minimum area of two
bedrooms.
c). A basement area will be in-
cluded as a floor level of a
multiple level dwelling when
the distance from the average
finished grade to the finished
ceiling level. The average qn-
ished grade shall be the aver-
age of the grade at all ex-
terior wails of the structure.
d). The required minimum ha-
bitable floor area of a resi-
dence may be decreased by
an amount equal to 30% of
the total floor area of any at-
tached garage, roofed porch,
breezeway, or similar struc-
tue provided said garage,
roofed porch, breezeway or
similar structure is constuct-
ed of materials compatible
with the main structure and
provided the attached struc-
ture is finished on the exter-
ior at the same time as the
main structure. At no time
shall the habitable floor area
be less than 800 square feet
for a single family dwelling
or 868 square feet for the
projected area of a two story
dwelling.
e). Dwellings thht do not have
a full cellar or basement must
have an additional 100 square
feet of area for utilities.
f). Two family dwellings must
have a habitable area 60% or
more greater than the areas
listed above.
g) . All floor areas of a dwelling
shall be measured by the ex-
terior measurement of the
structure."
Section 2. Effective Date. This
Ordinance shall become effective
upon its passage and publication.
