Pursuant to due call and notice thereof, a special—..meeting of the City
Council of the City of Plymouth, Minnesota, was held on he 22ndday of August ,
19.$$_ The following members were present: Mayor Sch-.eider,
Councilmembers Vasiliou. Ricker. Zitur and Sisk
The following members were absent: None
Councilmember Zitur introduced the following Resolution and moved
its adoption:
RESOLUTION 88- 502
APPROVING SITE PLAN, CONDITIONAL USE PERMIT AND VARIANCE FOR WAYZATA SCHOOL DISTRICT
NO. 284 FOR GLEASON LAKE ELEMENTARY SCHOOL (88036)
WHEREAS, Wayzata School District has requested approval of a Site Plan, Conditional
Use Permit and Variance for the construction of Gleason Lake Elementary School to be
Located at the northeast quadrant of County Road 101 (formerly State Highway 101)
and 1st Avenue North; and,
WHEREAS, the Planning Commission has reviewed said request at a duly called Public
Hearing and recommends approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and hereby does approve the request for Wayzata School
District No. 284 for a Site Plan, Conditional Use Permit and Variance for the
construction of Gleason Lake Elementary School to be located at the northeast
quadrant of County Road 101 (formerly State Highway 101) and 1st Avenue North,
subject to the following conditions:
1. Compliance with the City Engineer's Memorandum.
2. Submission of required financial guarantee and Site Performance Agreement for
completion of site improvements.
3. Any signage shall be in compliance with the Ordinance.
4. Any subsequent phases or expansions are subject to required reviews and
approvals per Ordinance provisions.
5. Compliance with the Ordinance regarding the location of fire hydrants and fire
lanes.
6. All waste and waste containers shall be stored within the enclosure and no
outside storage is permitted.
7. An 8-1/2 X 11 inch "As Built" Fire Protection Plan shall be submitted prior to
the release or reduction of any site improvement bonds per City Policy.
8. A variance is hereby granted to allow two principal buildings on a single lot.

9. Lot 1, Block 2 shall be changed to Outlot 1, and a Covenant to encumber Outlot 1
to Lot 1, Block 1 shall be recorded with the Final Plat.
10. The developer shall relocate the entrance sign for the Kingswood Homeowners
Association to the south side of "new" 1st Avenue North; and, shall complete the
relocation of the mechanical/electrical systems installed to serve the residents
of the Kingswood Residential Planned Unit Development; a copy of the agreement
shall be submitted to the City and shall be attached to the Site Improvement
Performauce Agreement.
11. The developer shall provide fencing around the ponding area behind the school
building, sVawn on the Preliminary Plan as "swamp."
The motion for adoption of the foregoing Resolution was duly seconded by
CQuncilmember 5 sk , and upon vote being taken thereon, the
following voted in favor thereof: Mayor Schneider. CouncilUnembers Vasiliou, _

the Resolution was declared duly passed and adopted.
