Pursuant to due call and notice thereof, a special meeting of the City
Council of the City of Plymouth, Minnesota, was held on the 22nd day of
August , JM. The following members were present: Mayor Schneider,
The following members were absent:
Councilmember Zitur introduced the following Resolution and
moved its adoption:
RESOLUTION 88-501
APPROVING PRELIMINARY PLAT FOR WAYZATA SCHOOL DISTRICT NO. 284 (88036)
WHEREAS, Wayzata School District No. 284 has requested approval for a
Preliminary Plat for one lot and one outlot for property located at the
northeast quadrant of County Road 101 (formerly State Highway 101) and 1st
Avenue North; and,
WHEREAS, the Planning Commission has reviewed the request at a duly called
Public Hearing and recommends approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF
PLYMOUTH, MINNESOTA, that is should and hereby does approve the Preliminary
Plat for Wayzata School District No. 284 for one lot and one outlot located at
the northeast quadrant of County Road 101 (formerly State Highway 101) and 1st
Avenue North, subject to the following conditions:
1. Compliance with the City Engineer's Memo, except that the City will
participate in the cost of signalization at 25 percent maximum of total
cost.
2. Payment of park dedication fees -in -lieu of dedication in accordance with
the Dedication Policy in effect at the time of Building Permit issuance.
3. Compliance with Policy Resolution No. 79-80 regarding minimum floor
elevations for new structures on sites adjacent to, or containing open
storm water drainage facility.
4. No Building Permit to be issued until the Final Plat is filed and recorded
with Hennepin County.
5. Lot 1, Block 2 shall be changed to Outlot 1, and a Covenant to encumber
Outlot 1 to Lot 1, Block 1 shall be recorded with the Final Plat.
b. The developer shall relocate the entrance sign for the Kingswood
Homeowners Assiciation to the south side of "new" 1st Avenue North; and,
shall complete the relocation of the mechanical/electrical systems
installed to serve the residents of the Kingswood Residential Planned Unit
Development; landscaping shall be installed, per the agreement between the

District and the Homeowner's Association, to include berming and sodding;
a copy of the agreement shall be submitted to the City and shall be
attached to the Site Improvement Performance Agreement.
7. The developer shall provide fencing around the ponding area behind the
school building, shown on the Preliminary Plan as "swamp."
The motion for adoption of the foregoing Resolution was duly seconded by
Councilmember Sisk , and upon vote being taken thereon, the
following voted in favor thereof: Mayor Schneider. Councilmembers Vasilou.
The following voted against or abstained None
Whereupon the Resolution was declared duly passed and adopted.
