Pursuant to due call and notice thereof, a regular meeting of the City Council of the
City of Plymouth, Minnesota, was held on the 7th day of March, 1988. The
following members were present: Mayor Schnei
der, CoVas�iou Ricker
Zitur and Sisk The
following members were absent: None
Councilmember Sisk introduced the following Resolution and moved its
adoption:
RESOLUTION N0. 88-154
APPROVAL FOR PRELIMINARY PLAT FOR AL HAMEL, GAUGHAN LAND, INC. (87087)
WHEREAS; Al Hamel, Gaughan Land, Inc., has requested approval for a Rezoning and Pre-
liminary Plat for "Glendalough Gables" for the development of approximately 15.05 acres
for 66 multi -family residential lots for a total of 152 units comprised 'of 62 coach
homes, 55 townhomes, and 35 apartment units at the southeast corner of I-494 and County
Road 9; and,
a
WHEREAS, the Planning Commission has reviewed the request at a duly called Public Hear-
ing and recommends approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MIN-
NESOTA, that it should and hereby does approve the Preliminary Plat for Al Hamel,
Gaughan Lane, Inc. for "Glendalough Gables" located at the southeast corner of I-494
and County Road 9, subject to the following conditions:
I. Compliance with the City Engineer's Memorandum.
2. Removal of all dead or dying trees from the property at the owner's expense.
3. No Building Permits shall be issued until a Contract has been awarded for sewer
and water.
4. Payment of park dedication fees -in -lieu of dedication in accordance with the Dedi-
cation Policy in effect at the time of filing the Final Plat; except for the
apartment building which shall be paid at -issuance of Building Permit.
5. Street names shall comply with the City Street Naming System.
6. Rezoning shall be finalized with filing of the Final Plat.
7. No Building Permits shall be issued until the Final Plat is filed and recorded
with Hennepin County.
8. Appropriate legal documents regarding Homeowner Association documents, covenants
and restrictions as approved by the City Attorney shall be filed with the Final
Plat.
9. Lot 61 shall be platted as an outlot; and, the status as a site for existing non-
conforming use shall be legally documented, including the intent that the land
shall, in the future, be made part of the adjacent property.
The motion for adoption of the foregoing Resolution was duly seconded by
Councilmember Zitur , and upon vote being taken thereon, the following
voted in favor thereof: Mayor Schneider, Councilmembers Vasiliou, Ricker, Zitur
and Sisk eo ow ng
voted against or abstained: None Whereupon the
Resolution was declared duly passed and adopted.
