Pursuant to due call and notice thereof, a ��r__e li�ar meeting of the City Council of the
City of Plymouth, Minnesota, was held on the �tfi— day of October 1987. The

RESOLUTION NO. 87-626
APPROVING SITE PLAN FOR ROBERT WORTHINGTON, FOR OPUS CORPORATION (87090)
WHEREAS, Robert Worthington, Opus Corporation has requested approval of a Site Plan to
construct a 37,540 sq. ft. office Marehouse with 15,016 sq. ft. devoted to office use,
east of Niagara Lane and north of 28th Avenue North; and,
WHEREAS, the Plannlnq Commission has reviewed said request and recommends approval:
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MIN-
NESOTA, that It should and hereby does approve the request for Robert Worthinqton, for
Opus Corporation, for a Site Plan to construct a 37,540 sq. ft. office' 'warehouse with
15,016 sq. ft. devoted to office space, to be located east of Nlagara Lane and north of
28th Avenue North, subject to the following conditions:
1. Compliance with City Engineer's Memorandum.
2. Payment of park dedication fees -In -lieu of dedication In accordance with the
Dedication Policy In effect at the time of Bulldinq Permit issuance.
3. Submission of required financial guarantee and Site Performance Aqreement for
completion of site Improvements.
4. Any signage shall be in compliance with the Ordinance.
5. Any subsequent phases or expansions are subject to required reviews and approvals
per Ordinance provisions.
6. Compliance with the Ordinance regarding the location of fire hydrants and fire
lanes.
7. All waste and waste containers shall be stored within the strufture and no outside
storage is permitted.
8. An 8 1/2 x 11 inch "As -Built" Fire Protection Plan shall be submitted prior to
the release or reduction of any site improvement bonds per City Policy.
9. No Building Permit to be issued until the Lot Division approved under Resolution
No. 86-70 is filed and recorded with Hennepin County.
10. Appropriate legal documents for the shared parkinq and drive aisle will be filed
prior to the issuance of building permits.
11. Resolution No. 86-71 is rescinded for Site Plan approval.
The motion for adoption of the foregoing Resolution was duly seconded by
Counciimember Zitur , and upon vote being taken thereon, the follow ng
