10 Pursuant to due call and notice thereof, a gp@111ar meeting of the City Council of the
City of Plymouth, Minnesota, Was held on the fith day of 19.3Z. The
following members were present:

rminrilmomher Crain introduced the following Resolution and moved its
adoption:
RESOLUTION NO. 87- 454
DENYING SITE PLAN AMENDMENT AND VARIANCES FOR METROQUIP, INC. (87002)
WHEREAS, Henry B. Hayden, Metroquip, Inc. has requested approval of a Site Plan Amend-
ment for a 16,900 sq. ft. addition and for a second curb cut onto Fernbrook Lane and of
Variances for reduced parking and driving setbacks on property at 2340 Fernbrook Lane;
and,
WHEREAS, the Planning Commission has reviewed said request and recommends denial;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MIN-
NESOTA, that it should and hereby does deny the request for Site Plan Amendment and
Variances for Metroquip, Inc. for property at 2340 Fernbrook Lane, based on the
following:
1. The Variance Criteria have not been met as evidenced by:
a.) There are no unique physical surroundings or topography
b.) There are no conditions unique to this parcel to differentiate Lt from other
similarly located and zoned parcels.
c.) The difficulty of the plan is caused by the proposed Intensity of the use and
not with the site.
2. The property owner has placed constraints on his site because of the outside stor-
age of equipment and vehicles and their fenced In security area.
3. The additional driveway will not improve access for emergency vehicles since a
fire lane will be required In the same location where they are proposing the
additional driveway.
4. An additional curb cut would be detrimental to the operation of traffic on
Fernbrook Lane.
The motion for adoption of the foregoing Resolution was duly seconded by
Councilmember Zitur and upon vote being taken thereon, the following
voted In favor thereof: mayor SchnZider, Councilmembers Crain,
Sisk, Zitur and VasiliU—u The following
voted against or abstained: none Whereupon the
Resolution was declared duly passed and adopted.
