HomeMy WebLinkAboutCity Council Resolution 1987-395CITY OF PLYMOUTH Pursuant to due call and notice thereof, a Regular meeting of the City Council of the City of Plymouth, Minnesota, was held on the 15th day of June , 19 U. The following members were present: Mavor Schneider. Councilmembers Crain. _ Sisk. Zitur and Vasiliou The following members were absent: none Mavnr Schnpidpr introduced the following Resolution and moved Its adoption: RESOLUTION NO. 87- 395 SETTING CONDITIONS TO BE MET PRIOR TO FILING OF AND RELATED TO FINAL PLAT FOR PINE RIDGE FOR SCHERBER, BONINE, SCHERBER PARTNERSHIP (86147) WHEREAS, the City Council has approved the Final Plat and Development Contract for Pine Ridge as requested by Scherber, Bonine, Scherber Partnership; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MIN- NESOTA, that it should and hereby does approve the following to be met, prior to re- cording of, and related to said plat: 1. Compliance with the City Engineer's Memorandum. 2. Provisions for a 20 -ft. wide trail easement per Comprehensive Park Plan, as veri- fied by the Parks and Engineering Departments, with submittal of detailed plans as to construction of the trail per City standards. Trails shall be constructed prior to Building Permits being issued for edjacent lots or, at the Developer's discretion, he may provide a sign at both entrances to the development depicting the approved lot configuration and amenities such as trails. 3. Payment of park dedicaton fees -in -lieu of dedication with appropriate credits in an amount determined according to verified acreage and paving costs and according to the Dedication Policy in effect at the time of filing the Final Plat. 4. No Building Permits shall be issued until a Contract has been awarded for the con- struction of municipal sewer and water. 5. Removal of all dead or dying trees from the property at the owner's expense. 6. Compliance with Policy Resolution No. 79-80 regarding minimum floor elevations for new structures in subdivisions adjacent to, or containing any open storm water drainage facility. 7. No yard setback variances are granted or implied, except as follows: Front yard of 30 ft. for Lots 5, 6, 8, 9, 10, 11, 12, 13, and 14, Block 1; and, for Lots 2 - 7, 10 14, Block 2; all other lots are 35 ft.; side yard is 10 ft. for all lots; rear yard of 30 ft. for Lots 8 - 14, Block 1, and for Lots 9 - 14, Block 2; all others are 25 ft. 8. Submittal of required utility and drainage easements as approved by the City Engineer prior to filing the Final Plat. PLEASE SEE PACE TWO Page two Resolution No. 87- 395 9. No Bultdinq Permits to be issued until the Final Plat IS filed and recorded with Hennepin County. 10. Access shall be limited to internal public roads and restricted from Larch Lane and Pineview Lane. Driveways shalt he as far as possible from Larch Lane and Pineview Lane on those homes abutting Larch Lane and Pineview Lane as specified in the Development Contract. The motion for adoption of the foregoing Resolution was duly seconded by CouncTlmember Crain , and upon vote being taken thereon, the following voted in favor thereof: Mayor Schneider, Cuuncilmembers Crain, Sisk, Zitur and Vasfliou The following voted against or abstained: none Whereupon the Resolution was declared duly passed and adopted.
